Historic Exterior Project Manager
2231 Hawkey Dr, Belvidere, IL 61008, USA •Full-Time
About the Job:
  • Working Hours: 5 am to 5 pm, TBD.
  • Working Days: Monday thru Saturday, TBD, and as required.
OVERNIGHT TRAVEL IS REQUIRED FOR THIS POSITION
Prerequisites:
  • Fully skilled, competent at all facets of historical restoration processes and operations.
  • Read and interpret spec drawings.
  • Strong communication skills, both with clients, and team members.
  • Valid D.L. (Background check & drug screening-as required).
  • Lift 50lbs.
  • Extensive Travel is required for work.
Key Results Area 1 – Project Planning
Performance Standards:
  • Invest time in planning the work, equipment, and crew requirements. This may include the operations manager, roofing specialist, and your crew.
  • Pre-con/Hand Off meeting- coordinate with commercial sales managers, bid/estimators, and take over ‘ownership of all aspects of the project.
  • Task Checklist- document/track- all details required for the execution of work, including safety, quality control.
  • Schedule- create and monitor all projects elements, organized by priority, and sequencing time-frames, critical path issues, to allow for maximum efficiency.
  • Sub-contractor/Material supplier planning- organizing, assembling bids, quotes, contracts. Coordinate with the Production management team for authorization, C.O.I., sub-contract agreements, et al.
  • Submittals- create, submit, manage, and maintain all necessary submittal requirements, including material details, MSDS, shop drawings, as-built drawings, logs, mockups, material samples, etc. Coordinate with production assistants, and CAD tech(s) as needed to facilitate.
Key Results Area 2 – Progress Payments, S.O.V., RFI.
Performance Standards:
  • Schedule of Values - provide necessary data to the production team- and be responsible for accurate and timely payment applications.
  • RFI, RFI logs - communicate, submit, track, and log- all necessary formal communications with client team members, and the production team.
  • Change orders/ Requests for Proposal - coordinate, communicate with sales/bid/estimating team - and function as conduit necessary for gathering necessary material bids, labor bids, sub-contract bids, to accurately provide pricing for the client.
Key Results Area 3 – Safe Performance of Construction Processes
Performance Standards: 
  • Conduct and manage all operations in accordance with employee guidelines, proposals, budgets, safety standards, injury-free and without OSHA violations. This includes all operations at the warehouse, on the road, at the Jobsite, and during all company-required activities.
  • Identify all safety issues with the project worksite and implement necessary safety equipment to effectively eliminate hazards in accordance with company and OSHA standards.
  • Efficiently oversee the performance of restoration work to the highest standards and communicate to the production manager that works performed will correct the problems identified.
  • Identify and communicate with the production manager potential problems with materials supplied in the early stages of the project.
  • Know and understand the project-related issues we were hired to correct. Identify and communicate with production manager/roofing specialist potential problems with scopes of work and propose alternative solutions.
  • Photo document on a daily basis the conditions of the project.
  • Keep the vehicle and other assigned equipment clean and in good working order. Notify and coordinate with operations coordinator repair of equipment.
  • Install and maintain adequate signage to promote business.
Key Results Area 4 – Leadership of Crew
Performance Standards:
  • Communicate on a daily basis the goals with the crew to promote an efficient and effective working environment. Set urgent goals for the day and work to achieve them.
  • Identify crewmember strengths and work with crewmembers to utilize their talents in the highest capacity. 
  • Notify manager and/or human resource manager of crew members not performing to required standards of the position. 
  • Identify opportunities for improvement and communicate possible solutions to management.
  • Correctly and completely record time on a daily basis and report to Human Resource Manager.
  • Measure work against the budget and make corrections as required to meet goals and budgets.
Key Results Area 5 – Budget Performance.
Performance Standards:
  • Create, monitor, and communicate budget updates, on the following key items:
    • Personnel hours.
    • Overall calendar days/project schedule.
    • Labor, wage $.
    • Material usage, amounts (sq. footage, weight, quantity) & $.
    • MTL- meals, travel(expenses, fuel, mileage, trips), and lodging.
    • Tool/equipment rental
  • Maintain project “scorecard”- noting key components above, and providing weekly updates to production management.
Key Results Area 6 – Customer Service
Performance Standards:
  • Introduce yourself, the crew, and the sub-contractors (as needed) with the client to establish a working relationship. 
  • Maintain client relationships (owner/architect/engineer) during construction to confirm they are satisfied with, and happy with our efforts.
  • Identify, coordinate, and help “sell”- change orders, as necessary- to ensure timely, and sufficient performance of our work.
  • Communication, with ownership team, and production manager, when we will not be at the job due to various (weather, illness, etc).
Key Results Area 7 – Contracting Operational Support:
Performance Standards:
  • Keep all company, tools & equipment in good, clean working condition at all times.
  • Identify maintenance items required on company vehicle and equipment and support efforts to complete the required maintenance.
  • Seek and participate in training activities to increase personal skill set, including all necessary quality control, performance, and execution controls, necessary to complete all related scopes of work.
