discussing how you can contribute to our success. Redwood is looking for a detail-oriented, organized, and professional Project Manager to join our team. The Project Manager position is a vital position within Redwood Construction Group.

This person is the day-to-day authority managing multiple projects. As a Project Manager, this person will be responsible for managing the budget and work plan and all Standard Procedures (scope management, issues management, risk management, change management, client relationships, etc.).

As Real Estate Development Manager, the employee will provide analysis, planning,

administration, programming, design, construction, and management oversight to ensure all real

estate projects are completed in accordance with established budgets and standards.

PRIMARY BIG 7 RESPONSIBILITIES

1. Responsible for managing the execution of all in-progress and pre-development projects.

2. Manage relationships with vendors, general contractors, subs, and municipal partners.

3. Estimating, quantity take-offs, and creation of scope of work packages for all vendors.

4. Manage budgets, change management, schedules, and coordination of development projects.

5. Conduct internal kick-off and weekly meetings with the team, client, and consultants.

6. Create and validate weekly and monthly project cost reviews, forecasts, and WIP reports.

7. Ensure monthly progress billings/invoices are submitted, project AP/AR reports are created and

reviewed, and ensure timely payments are received and distributed to vendors.

DEVELOPMENT PROJECT MANAGEMENT RESPONSIBILITIES

  • Oversee and coordinate all stages of commercial real estate development including site research and acquisition, feasibility analysis, pre-development, design, project financing, and construction for 2-3 development projects simultaneously.
  • Manage each project lifecycle from concept to completion, including site selection, design, permitting, construction, and occupancy.
  • Develop and maintain project schedules, budgets, and resource allocation plans, ensuring compliance with company policies and regulations.
  • Conduct thorough risk assessments and implement mitigation strategies to proactively address potential project challenges.
  • Coordinate with local authorities and agencies to secure necessary permits and approvals.
  • Foster positive relationships with clients, tenants, and partners to ensure their needs and expectations are met.
  • Implement innovative solutions and stay updated with industry trends and best practices.
  • Coordinate with the Director of Construction and Project Superintendents on projects and the Director of Real Estate for developments.
  • Provide clear directives, communication and collaborate with project support staff.
  • Conduct feasibility studies and develop pro-forma financial projections. Develop detailed financial analyses and budgets and provide regular reports on progress.
  • Develop and manage relationships with federal, state, and local funders, government agencies, community and neighborhood groups, development partners, and industry professionals. Represents the organization before government agencies, planning and zoning commissions, city council, and other public meetings to garner critical support
  • and governmental approvals for potential projects.
  • Oversee and monitor the progress of development team members including architects, engineers, contractors, legal counsel, and financial consultants.
  • Prepare all project payment applications to government and commercial lenders in coordination with the accounting team.
  • Solicit qualified bids and select consultants to build cross-functional teams. Recommend awards and manage all facets of the development process including multi-disciplined teams of internal and external team members that may include: General Contractors, Subcontractors, Architect and Engineering consultants, Environmental consultants, Surveyors, City/Village Planning and Development, DCAP and Building departments, Insurance, Title Companies, Land use advisors, Legal advisers, Investors, Lenders, Sales and Marketing.

JOB REQUIREMENTS & QUALIFICATION:

Education and Experience

  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field.
  • Minimum 3-5 years of proven experience as a Project Manager and/or Development Manager in the commercial real estate sector
  • Proven track record of successfully delivering no less than two projects in the lead project manager role. References and a summary of projects and roles should be submitted with a resume.
  • Proficiency in Estimating and quantity take-offs (by hand and software).
  • AutoCAD, SketchUp, or other 3D modeling software experience is preferred.
  • Proficient in Procore software.
  • Experience with Permitting, site planning, early-stage concept planning, and budgeting.
  • History of professionalism, being a team player, adhering to project schedules, regular attendance at work, and a strong work ethic.
  • Knowledge of sustainable and green building practices would be a plus.
  • Strong understanding of construction and development processes, codes, regulations, and best practices. Familiarity with Chicago City and surrounding suburban jurisdictions, codes, permitting process, etc. Technical Requirements:
  • Very Strong knowledge of Microsoft Office, particularly Excel, PowerPoint, Word, and MS Project or other scheduling software. Proficiency with spreadsheets, email, and other software.
  • ProCore certification and experience are required.
  • Strong technical writing and interpersonal skills.
  • Aptitude for financial analysis including complex Excel spreadsheets, basic accounting principles, and Financial proforma modeling for real estate developments.
  • General understanding of real estate practices and construction means and methods.
  • Must be organized, detail-oriented, and have excellent time management skills.
  • Ability to organize and manage multiple priorities within established deadlines.
  • Excellent research skills, and ability to compile data and create presentations (PowerPoint, Excel, other software) for submission to internal teams, investors, financial institutions, and government authorities.
  • Strong public speaking skills, ability to lead meetings, and conduct detailed concise presentations.
  • In-depth understanding of fundamental Project Management best practices
  • Valid driver's license and clean DMV driving record. Candidates may be required to pass a criminal background check and motor vehicle check.
