JOB DESCRIPTION

POSITION: Maintenance Supervisor

LOCATION: Red Cliff Maintenance Building

SALARY: Negotiable; Plus, benefits

SUPERVISOR(S): Public Works Administrator

THIS IS A REGULAR FULL-TIME EXEMPT POSITION

JOB SUMMARY: Implements a comprehensive program of facilities maintenance and repair. Included with these duties are ordering of necessary supplies and materials, coordination of drafting maintenance plans, required reports, and manuals. Assist in completion of necessary housekeeping, maintenance, and grounds keeping functions. Oversees maintenance workers and custodial crew. Must be able to work with minimal supervision. Schedules requiring working early hours, nights, weekends, and holidays or as weather dictates will need to follow procedures identified in the employee handbook.

DUTIES AND RESPONSIBILITIES:

1. Create and manage a building maintenance schedule for all Tribal buildings and equipment.

2. Maintain records for each building to include a minimum of scheduled tasks, completion date, and any pertinent notes regarding repairs performed or future repairs needed.

3. Responsible for the operation/maintenance of building structures (interior & exterior), equipment, and respective grounds.

4. Maintaining of roof, gutters, siding, flooring and carpeting, crawl spaces, and locking mechanisms.

5. Ground maintenance, including landscaping, tree removal, shrub trimming, mowing, weed-eating, clearing and maintenance of sidewalks and parking lots during the snow season.

6. Light carpentry/construction work (decks, ramps, etc.).

7. Ensure that all electrical, plumbing and carpentry work will be completed to code.

8. Operate hand tools, riding lawn mower and other equipment to perform repairs.

9. Supervise crew in the performance of repair and upkeep duties.

10. Work with PW Administrator and Assistant Director in the soliciting of project bids/quotes.

11. Responsible for waste management to include community clean up and large item disposal.

12. Basic computer skills are a must with the ability to learn new software implementations.

13. The above duties and responsibilities are not an all-inclusive list but rather a general representation of the duties and responsibilities associated with this position. The duties and responsibilities will be subject to change based on organizational needs and/or deemed necessary by the supervisor.

SUPERVISORY AUTHORITY: Maintenance and custodial staff.

KNOWLEDGE: Knowledge of and sensitivity for Ojibwe culture and traditions.

QUALIFICATIONS:

1. Minimum of high school diploma, HSED or GED, preferred.

2. Five to ten years’ experience as a mechanic, custodian, or related field, required.

3. Experience in routine maintenance and repair functions such as troubleshooting equipment failures and maintaining building systems, required.

4. Must have two years supervisory experience.

5. Experience in carpentry work, preferred.

6. Experience operating heavy equipment and machinery, such as snowplow, sander, tractor, front end loader, and common hand and power tools.

7. Ability to communicate effectively with others, as well as the ability to follow specific instructions.

8. Basic computer skills are required.

9. Ability and willing to obtain additional training/education is required.

10. Must possess a valid driver’s license, vehicle, and appropriate vehicle coverage. Must maintain driver’s eligibility as a condition of employment and be eligible to be put on the Tribe’ vehicle insurance policy.

PERSONAL CONTACTS: Supervisors, staff, community members and various agencies.

PHYSICAL REQUIREMENTS: Duties assigned to this position involve sitting, standing, lifting, stooping, bending, carrying, climbing, working at heights, and twisting. The applicant must be physically capable of lifting a minimum of 50 lbs. These motions are generally utilized in field/inventory work.

WORK ENVIRONMENT: Red Cliff Tribal Buildings. Outdoors, for grounds maintenance including during winter for snow removal and ice control. Ability to traverse uneven terrain during site inspections. All Tribal Buildings are smoke free.

TRAVEL REQUIREMENTS: Will be required to travel for parts, drive to work sites. The ability to travel and attend meetings and trainings; overnight and out of town, both locally & nationally.

Indian preference will be applied in the case of equally qualified applicants, but all qualified applicants will be considered.
