JOB SUMMARY: Perform routine and preventive maintenance property wide and have working knowledge of HVAC systems. Must be E.P.A certified. Must have knowledge and experience in trouble shooting and repair in the following area: Equipment, Air Conditioning/ Refrigeration, and Kitchen Exhaust System. ESSENTIAL JOB FUNCTIONS:HVAC – heating, vent, and air conditioning maintenance and repair Repairing air handlers, VAV box, calibrating thermostats Perform routine and preventive maintenance property wide Maintenance and repair of refrigeration and ice machines Work daily with personal hand tools and company owned power tools Complete work orders as assigned through computer-based program in a timely manner Effectively communicate details of work orders and follow up through to completion Notify Supervisors of parts and inventory needs Ensure customer satisfaction Follow lawful direction from Upper Management Understand and follow work and safety rules and procedures Interact well with others and be a positive influence on Team Member morale Responsible for adhering to all company and departmental policies and standards Other duties as assigned QUALIFICATIONS:HVAC certified Basic working knowledge of building maintenance Working knowledge of mechanical and HVAC systems to include, but not limited to, change a/c filters, clean condensing fans, clean coils, read gauges, and temperatures accurately and understand principles Ability to thread and install gas pipe, and familiar with the fundamentals of air conditioning, heating and refrigeration Basic boiler knowledge Ability to read and comprehend instructions and information Must be flexible, detail oriented, able to prioritize and able to multi-task effectively Must be able to work in a fast paced, changing environment with multiple distractions and meet timelines Must uphold appearance standards Ability to problem solve and strategize for better solutions Work varied shifts, including weekends and holidays EDUCATION and/or EXPERIENCE: High School graduate or equivalent Must be 21 years old One (1) year experience PHYSICAL, MENTAL AND WORK ENVIRONMENT:Requires normal, corrective vision range, the ability to see color and the ability to distinguish letters, numbers and symbols Manual dexterity to operate job related equipment Performance of job duties will require standing, walking, lifting, reaching, pushing, pulling and grasping. These tasks include the maintenance and care of assigned area.
