POSITION SUMMARY: 

The Director of Plant Operations assures optimal performance and readiness to meet and exceed standards of excellence and accreditation standards, as well as legal and regulatory requirements. She/he coordinates general maintenance, planning, property preservation, construction and revitalization of all hospital buildings (if multiple) and grounds; reports to the CEO and serves on the executive management team; and assists and advises company managers on facilities issues and planning.

RESPONSIBILITIES/ACCOUNTABILITIES:

1.Administrative:

1.1Communication with the Administrative Team:

1.1.1Communicate consistently with the administration of status, issues, and needs.

1.1.2Keeps CEO and the executive team informed of significant problems that jeopardize the achievement of company goals, and those that are not being addressed adequately at the line of management level.

1.1.3Communicates physical plant issues/anomalies to the leadership team on a regular basis; promotes and initiates programs that benefit patients, staff, or the facility; communicates department priorities clearly.

1.2Managerial Requirements:

1.2.1Manages and coordinates the activities, operations, and staff of Plant Operations and Bio-Med

1.2.2Assures compliance with established Medical Center standards, policies, procedures, statutes, and state and federal regulatory requirements, codes, and related applicable laws.

1.2.3Develops appropriate policies and procedures for effective maintenance, operation and preservation of buildings, grounds, and equipment. This includes Disaster Management and HICS forms for Emergency Preparedness binders and annual review management.

1.2.4Assures facility is in constant survey, audit or inspection ready for state. Life Safety, boiler, elevator, biomedical, emergency management and all other “Physical Environment” requirements for both documentation and in practice.

1.2.5Coordinates with contracts and vendors for capital improvements, major repairs, installations, demolitions, and projects.

1.2.6Implements preventative maintenance program; conduct inspections and safety surveys/drills to ensure compliance with local, state, and federal regulatory agencies.

1.2.7Coordinates the facility ordering, stocking and monitoring of maintenance supplies, parts and equipment.

1.2.8Negotiates and supervises appropriately with the various contractors/vendors for maintenance withing the facility.

2.LEADERSHIP:

2.1Excellent interpersonal and coaching skills

2.2Directs the overall maintenance, troubleshooting, repairs, installations, plumbing, carpentry, HVAC, electrical, boilers, painting, etc.

2.3Interacts effectively with all staff within the hospital, vendors, and regulatory agencies.

2.4Provides mentorship and training to Plant Operations staff for optimum job performance.

2.5Defines and implements goals and objectives for continuous improvement; plans and conducts monthly meetings for training, cross training, and communication.

2.6Seeks and/or develops opportunities for professional growth of each employee as part of the annual evaluation process.

2.7Supports the organization's strategic business development efforts; demonstrates behavior that reflects favorably on the hospital’s and corporation's public image; complies with a request to speak publicly or make a presentation regarding the hospital's services’ participates a requested in the development and implementation of short-term and long-term goals and objectives; demonstrates an understanding of departments role in hospital’s mission and service delivery plan

3.EDUCATION/EXPERIENCE/SKILLS

3.1Education/Experience:

3.1.13 years of healthcare plant operations experience including operations, design, and maintenance in all aspects of hospital facilities including electrical, mechanical, plumbing, and HVAC

3.1.2 Contract-managed service experience

3.1.3Bachelor’s degree or equivalent in Plant Operations, Healthcare Administration, or equivalent area preferred

3.1.43 years of management experience

3.1.5CHFM, IFMA FMP preferred.

3.1.6OSHA certification preferred.

3.1.7Hospital accreditation experience preferred.

3.2Skills:

3.2.1Strong, verbal, and written communication skills; excellent interpersonal skills in teaming with patients, medical staff, and the public.

3.2.2Detail oriented with proven ability to multitask.

3.2.3Strong management, financial analysis and interpretation, project management relating to labor, supplies, equipment, and related services/materials for cost-effective operations.

3.2.4Proficient computer skills in Microsoft Windows environment. Must include Excel and skills in database management and record keeping.

3.2.5Above average oral and written communication skills

3.2.6Excellent organizational skills

4.PHYSICAL SKILLS:

4.1Solve technical problems and modify methods and procedures.

4.2Perform work using tactful and courteous behavior toward clients, visitors, and employees.

4.3Know and practice standard safety procedures when working on high or low pressure plan equipment.

4.4Clean and repair various types of equipment and ensure annual equipment inspections are performed.

4.5Clean and maintain mechanical equipment.

4.6Make repairs to plumbing system.

4.7Make repairs to HVAC system.

4.8Make repairs to electrical system.

4.9Build items of wood from drawings.

4.10Make building revisions and repairs.

4.11Paint and repair surfaces, interior and exterior of building and equipment.

4.12Apply and repair floor covering.

4.13Move Equipment, supplies, and furniture.

4.14Direct lawn care and snow removal.

4.15Other duties as assigned by the CEO.
