Salary Range: $25.00 - $27.00 Hourly

Description

Job Summary:

The Maintenance Supervisor will direct the Facilities Operations of all Maintenance and Janitorial Staff servicing the Midnight Mission’s non-program areas to ensure that all building integrity, safety and cleanliness measures are met. The Maintenance Supervisor will oversee maintenance and repairs of electrical, plumbing, heating, ventilation, and air conditioning (HVAC), carpentry, painting, and other building systems.

Key Duties and Responsibilities

  • Interview, screen and hire replacements or additions to staff to achieve an effective work force.
  • Establish performance goals for employees and measure results against established performance goals.
  • Coach and train employees to ensure the desired performance levels; encourage teamwork, and ensure individual development are achieved. Conduct performance evaluations that are timely and constructive.
  • Initiate base pay increases, promotions, disciplinary actions, terminations, and other changes in employee status.
  • Supervise employees based on Mission policies and practices.
  • Organize and oversee the schedules and work of maintenance staff.
  • Handle discipline and termination of employees as needed and in accordance with company policy.
  • Oversee the day-to-day operations of the maintenance department.
  • Evaluate systems or facilities to determine maintenance or repairs that need to be performed.
  • Assess building systems to plan work assignments and project schedules.
  • Develop maintenance procedures and schedules.
  • Ensure maintenance and repair work is completed correctly and in a timely manner.
  • Assist with departmental budget estimates and costs of specific repair projects.
  • Perform other related duties as assigned.
  • Ensure that all maintenance required to maintain the safety and integrity of the building and property is completed.
  • Ensures all preventative maintenance on the buildings and equipment is completed.
  • Oversee completion of all work orders turned in by other Mission department supervisors.
  • Maintain adequate stock of maintenance and janitorial supplies on hand to complete routine maintenance and clean-up.
  • Contact and retain services of outside vendors for any special work that needs to be performed.
  • Be on-call 24 hours should any emergency arise that requires immediate Maintenance attention.
  • Assist any other Mission department when needed.

Education

  • High school diploma or equivalent required.

Experience

  • At least five years of maintenance experience required.

Knowledge, Skills & Abilities

  • Extensive knowledge of building systems such as plumbing, electrical, and HVAC.
  • Excellent analytical and problem-solving skills.
  • Ability to identify issues and determine repairs that are needed.
  • Ability to plan maintenance schedules for building systems.
  • Excellent management and supervisory skills.
  • Proficient with Microsoft Office Suite or similar software.

Physical Requirements:

  • Must be able to traverse property and facility to diagnose building issues and plan repairs or maintenance.
  • Must be physically able to perform repairs when needed.
  • Prolonged periods sitting at a desk and working on a computer.

OR

Any combination of academic education, professional training or work experience which demonstrates the ability to perform the duties of the position.
