RaceTrac Company Overview Job Description: The Real Estate Representative is responsible for supporting the real estate operations by managing and maximizing the value of real estate assets and existing stores. This individual teams with a Real Estate Manager, Senior Manager, or Director as well as cross-functional business partners to manage the existing stores and vacant real estate for RaceTrac. Up to 25% travel required. Responsibilities:
Supports the regional real estate acquisitions and dispositions team in ongoing management of existing assets and store portfolio
Facilitates lease management with Lease Administrator, including, but not limited to: managing landlord/3rd party requests, post lease obligations, renegotiation and lease amendments, and acquisitions of existing leases
Negotiates purchase and lease agreements for additional land relating to existing stores to support re-investment strategy, and negotiates leases for Regional Store Support and Distribution Centers
Facilitates with Legal and Real Estate Director on the life-cycle management of assets, including, but not limited to: third party approvals, assisting in the coordination and management of condemnations, eminent domain proceedings, and government easements
Facilitates with Legal and Real Estate team in managing escrow accounts of owned real estate
Supports in the resolution of jurisdictional liens and violations resulting from existing assets
Partner with internal stakeholders to execute the optimization strategy of existing stores; provides contractual rights and obligations relative to proposed reinvestment projects
Negotiates and provides recommendations on third party agreements, easements, licenses, restrictions and other requests to support existing stores
Executes on store action items in support of store operations needs as determined by internal stakeholders, including third party visibility, access and parking easements, or other store optimization items.
Partners with Engineering, Construction and Environmental in optimizing development approvals for disposition portfolio
Prepare and present recommendations to real estate and asset management committees, as necessary
Maintains an overall knowledge of the processes, procedures, and legalities within the regions
Qualifications:
Bachelor's degree from an accredited college or university in Real Estate or related field preferred
3 years of Real Estate or related experience; asset and portfolio management experience preferred
