Job Summary

The Plant Operator/Mechanic provides guidance and training to other Building Technicians. Operates, monitors and maintains utilities, including HVAC (heating, ventilation and air conditioning) setup, maintenance and balancing. Central Utility Plant experience in a commercial building. York Chiller repair, Chemical reading and Metasys experience. Maintains, troubleshoots and repairs facilities mechanical components and electrical equipment and systems in accordance with SOPs (standard operating procedures), internal requirements, manufacturer's specifications and safety policies. Develops, maintains and secures a spare parts inventory of basic maintenance hand and power tools. Recommends purchase of maintenance tools, equipment and supplies as required to streamline processes and increase efficiency. Assists engineers in developing methods and procedures to control or improve facilities processes.

Essential Duties

  • Operates and maintains the Central Utility Plant Equipment & Systems e.g., air compressors, boilers & associated waste systems, chillers, water towers.
  • Must have Central Utility Plant experience in a commercial building. York Chiller repair, Chemical reading and Metasys experience.
  • Performs periodical maintenance (PM) on plant air compressors, boilers, chillers and associated system components, as outlined in the job plan procedures.Maintains CUP building facilities equipment i.e. HVAC
  • Performs water sampling and testing with documented results.
  • Utilizes System BMS to monitor, maintain and operate all CUP equipment and systems as required reporting all equipment and system deficiencies to the supervisor that may have an adverse effect on systems operations.
  • Utilizes the plant CMMS system to generate work orders, PM reporting and record time as required.
  • Maintains & updates Weekly/Monthly Equipment & Operations Status List & delivers to Supervisor as assigned.
  • Works with vendors and suppliers to perform PMs on equipment and systems that will require tear down for inspections, major repairs and general maintenance procedures.
  • Performs quality control inspections on all CUP equipment and systems to ensure adherence to contract specifications, industry standards & EH&S requirements, regulatory and permitting requirements.
  • Ensures adherence to company and customer EHS requirements.

Works closely with onsite project manager & client coordinator to confirm self-performed work and contractor task plans are submitted & reviewed in a timely manner for all project related work.Monitors and always ensures good housekeeping throughout the facility internal and exterior.

  • Responds in a professional and timely manner to management and internal customer inquiries relating to the facility operations and maintenance related issues.
  • Notify supervisor of start dates for all equipment and system projects.
  • Assist in performing quality audits.
  • Performs other job-related duties as assigned.
  • Uses required personal protective equipment while satisfying all work requests.
  • Serves as primary technical resource in area of expertise.
  • Works on and completes all facility team-based goals.
  • Keeps tools and work areas in a clean and orderly manner.Minimum Requirements
  • 8 years of increased responsibilities and diverse experience in CUP Environments
  • 8 years of direct experience in the operations and maintenance of facility systems.
  • Stable work history showing responsibility and professional growth.
  • Ability to investigate problems, formulates solutions, and communicates those solutions.
  • Ability to effectively organizes, prioritizes, and schedule work assignments with minimal supervision.
  • Ability to work cooperatively across organizational lines in a dynamic and demanding work environment.
  • Knowledge of uniform building codes, fire codes, ADA, OSHA preferred.
  • Must be able to lift 80 pounds in the work environment and carry it 50 yards.
  • May be exposed to wet slippery floors, objects on floor and various chemicals and sharp objects.
  • Works on carpeted, concrete, wood, tile and/or vinyl floors or combination within the confines of a commercial building.
  • Works mainly indoors but can be exposed to temperature extremes and other weather conditions when working outdoors.
  • Must be able to work varying shifts, weekends and holidays as needed.

Job Types: Full-time, Contract

Pay: $28.00 - $30.00 per hour
