Position summary

As a Commercial Building Maintenance Manager, you will be responsible for the safe operation of all facility needs. This is a dual role where you will be responsible for leading a team of 5-6 maintenance technicians and also self-performing repairs and maintenance work/snow removal.

Job Duties:

Coordinate with the office and other maintenance engineer, managers & maintenance staff to oversee the implementation of maintenance standards and best practices throughout company portfolio.

Report weekly on status of all projects and facilities expenditures for all assigned facilities including overtime breakdowns, emergency requests, labor details

• Manage the technicians that are on shift
• Plan the daily work schedule
• Prioritize/schedule daily break down repairs
• Assist with PM & SOP creation
• Work with production to identify and correct any equipment or facility issues
• Train technicians on company policies and maintenance practices
• Perform & report PM’s
• Proactively identify and repair equipment and facility issues to minimize downtime
• Perform emergency breakdown troubleshooting and repairs
• Troubleshoot and repair electric and mechanical equipment issues
• Communicate effectively and professionally with the production team
• Identify, track, & perform work orders
• 5 years as a maintenance supervisor & prior technician experience
• HVAC & refrigeration working knowledge
• General facility repair knowledge—floors, walls, light plumbing, drains, & lighting
• Self-starter and ability to work on your own and manage your own time
• Strong communication skills
• Strong problem-solving skills; root cause analysis of machine issues

• Specialized Knowledge Needed for Performance of Job:

· Must have above average written and verbal communication skills, with the ability to effectively present information in one-on-one and small group situations to office staff, tenants, and other employees of the organization.

• Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, and volume. Ability to apply concepts of basic algebra and geometry.
• Must be computer literate, including Outlook, Word, and Excel
• Must have math calculation
• Must have a professional appearance & behavior.
• Must have a strong understanding of regulatory compliance rules and regulations as they pertain to maintenance operations.

• Mon – Fri 8am – 5pm w/ occasional OT / on call work
• Day shift

Pay: $75,000.00 - $80,000.00 per year
