PROJECT MANAGER
1.0 POSITION DESCRIPTION SUMMARY:
The basic functions of the Project Manager are to:
1.1 Oversee each job/project assigned.
1.2 Oversee job progress insuring jobs are properly staffed.
1.3 Negotiate material prices with vendors.
1.4 Assure that job materials are purchased and delivered.
1.5 Assure that needed equipment and tools are available.
1.6 Attending job meetings with customers.
1.7 Make regular job site inspections.
1.8 Conduct pre- and post-job meetings with plumber assigned to the job.
1.9 Oversee job budgets.
1.10 Ensure proper bonds/permits/certificates of insurance are requested/received.
1.11 Make sure change orders are documented and approved by the client.
1.12 Make sure inspections are scheduled.
1.13 Maintain good relationship with customers/potential customers and suppliers.
2.0 POSITION QUALIFICATIONS:
2.1 The Project Manager must have excellent written communication skills.
2.2 He/she must have problem solving ability, anticipating problems, and solving them with minimal costs.
2.3 This individual must demonstrate the ability to handle difficult situations and perform well under pressure.
2.4 The Project Manager must be able to oversee the execution of multiple projects at the same time.
2.5 This individual must be able to provide subordinate employees with training, direction, and motivation.
2.6 The Project Manager must be able to establish schedules and monitor progress against those schedules.
2.7 This individual must possess a high work ethic, moral and personal integrity, and honesty. He/she must command the same qualities throughout the organization.
2.8 He/she must be able to effectively communicate with others, including suppliers, customers, and employees.
2.9 The individual must be mature, flexible, and self-motivated.
2.10 The Project Manager must exemplify professionalism in personal appearance, manner, dress and leadership style.
2.11 He/she must have good computer skills.
3.0 POSITION REQUIREMENTS:
To perform this job successfully, an individual must be able to accomplish (at a minimum) the position's skill areas. Listed below are the representative areas of knowledge, experience and abilities necessary to meet the position's essential requirements. Reasonable accommodations may be made to enable individuals with disabilities to perform the Project Manager's function.
3.1 Education: A high school diploma is required; a four-year college degree is preferred. Equivalent experience may be substituted to fulfill this requirement.
3.2 Experience: Two plus years of commercial plumbing experience in a supervisory role is essential.
3.3 Skills/Knowledge:
  • 3.3.1 Must have the ability to calculate figures and amounts such as discounts, interest, proportions, common fractions, and decimals.
  • 3.3.2 Must be able to comprehend and interpret blueprints, common technical journals, financial reports, and legal documents.
  • 3.3.3 Must be able to effectively lead by example and get the best from all company associates without undue pressure.
  • 3.3.4 Must possess sound management skills and the willingness and ability to improve the existing skills.
  • 3.3.5 Must be organized and able to make efficient use of time.
  • 3.3.6 Must be able to use, or learn to use, basic office and computer equipment, and be versed in software programs applicable to the position.
4.0 AUTHORITY AND ACCOUNTABILITY:
4.1 Authority:
The Project Manager is granted all necessary authority to manage, direct and administer company operations under the control of this position. This authority includes, but may not be limited to:
  • 4.1.1 Set prices for change orders.
  • 4.1.2 Negotiate and set prices with subcontractors.
  • 4.1.3 Negotiate and set prices for rental equipment.
  • 4.1.4 Purchase required sets of prints for use on the job site based on company policy.
  • 4.1.5 The authority to take any reasonable action necessary to carry out the responsibilities of the position if it is consistent with established company policy and sound business judgment.
4.2 Accountability:
This person is directly accountable to the Vice President for the accomplishment of all aspects of the job(s) to which he/she is assigned.

5.0 RESPONSIBILITIES AND DUTIES:
5.1 The Project Manager must be able to view blueprints, understand the scope of work, read the specs, and determine costs.
5.2 This individual must enter data to monitor labor, subcontractor costs, equipment rental costs and material costs against the estimate.
5.3 He/she must maintain contact with and knowledge of suppliers and manufacturers of job-related material.
5.4 The Project Manager must attend job site meetings with customers.
5.5 He/she must make regular job site inspections.
5.6 This individual must maintain job budgets overseeing costs against estimates.
5.7 He/she must ensure adequate staffing needs are met for the job.
5.8 The Project Manager must ensure needed equipment and materials are provided.
5.9 This individual must maintain prompt removal of rental equipment from the site.
5.10 He/she must conduct pre- and post-job meetings with plumber assigned to job.
5.11 This individual must maintain proper documentation of the project (i.e., change orders, logbooks, contracts, certificates of insurance, etc.).
5.12 He/she must negotiate change orders with the client and ensure that the change order is signed by the client prior to the work being performed.
5.13 The Project Manager ensures that work is performed only after the company has obtained all required licenses and permits.
5.14 The Project Manager must also ensure inspections are scheduled on a timely basis.
5.15 This individual acts as a liaison between Precision Plumbing, customers, vendors, and inspectors.
5.16 The Project Manager maintains regular contact with the client and ensures good client relations.
