JOB GOAL:
To facilitate, in an exemplary manner, the TJMS maintenance, building use and cleaning operations by providing skilled services, leadership, problem resolution, and coordination of tasks and employees.
SKILLS REQUIRED FOR THIS POSITION:
Dry & wet mopping of hard surface floors
Vacuum cleaning of carpets, mats, air vents, and louvers
Glass cleaning techniques including brush and squeegee systems
Polishing and dusting furniture, paneling, trophies, etc.
Ability to operate and maintain all mechanized equipment listed in section 2
Able to lift 50 pound minimum. This requirement is job related for moving 5 gallon product containers, trash, and snow shoveling, etc.
Hard surface stripping and waxing techniques
Ability to change light bulbs and ballasts in all types of fixtures including fluorescent, incandescent, high pressure sodium, metal halide, etc.
Ability to diagnose/troubleshoot mechanical system problems
Ability to properly maintain HVAC systems and operate metasys companion system
Able to troubleshoot equipment and evaluate water conditions through established testing Can remove all pool referencesprocedures at Aquatic Center
Able to accomplish any and all assigned tasks in unsupervised situations and when working alone in the building
Ability to lift a minimum of 30 pounds overhead, work above head, climb a ladder, solve maintenance related problems, operate hand and power tools/machinery, and no visual restrictions
EQUIPMENT OPERATION ABILITY REQUIRED FOR THIS POSITION (including but not limited to):
175 RPM rotary floor machine
Commercial and residential types of upright and canister vacuum cleaners
Battery and electric powered high RPM hard surface burnisher
Wax-A-Matic floor finish applicator
Air or electric powered personnel lifts
Commercial laundry equipment
Walk behind gas powered snowblower
Pumping and valving systems used in District Aquatic Center
Commercial extraction type carpet shampoo machine
Battery powered walk behind automatic floor scrubbers
Gas or electric powered leaf blower
All hand and power tools routinely used in building maintenance such as table saws, grinders, mitre boxes, sanders, drills, etc.
Pool cleaning robots and manual vacuum pump (optional)
PERFORMANCE REQUIREMENTS FOR THIS POSITION:
Coordinate staff cleaning and maintenance responsibilities with supervisor. Inspect assigned areas for proper completion of tasks. Report problems and deficiencies to supervisor.
Coordinate building use with the principal, supervisors, staff, and the public.
Complete work orders and tasks assigned by the principal and supervisors in a timely manner.
Operate and maintain all electrical, plumbing, and HVAC systems and related equipment. Keep boiler and mechanical equipment rooms clean and safe.
Operate and maintain pumps, valves, feeders and related pool equipment.
Maintain proper water chemistry by testing and evaluating pool water chemistry.
Maintain required records on building equipment.
Perform carpentry, painting, refinishing, demolition, and equipment assembly/repair services as needed.
Inspect and maintain defined standards for sanitation and safety within building and grounds. Remediate problems as needed.
Coordinate contractor activities within building.
Coordinate ice and snow removal.
Work with or lead custodial crews to clean/maintain district buildings.
Perform cleaning services within established district standards of sanitation in a timely manner.
Assist in setting up and cleaning up before and/or after building use functions.
Work harmoniously with students, staff, administration, vendors, and the public.
Secure the building as needed.
Perform other job-related duties within the building or district as assigned by supervisors or principal.

Our district is comprised of Port Washington High School, Thomas Jefferson Middle School, and three elementary schools (Dunwiddie, Lincoln, and Saukville), along with our School District Main Office. We are located along the western shore of Lake Michigan in Ozaukee County, Wisconsin.
