JOB TITLE: PROPERTY MANAGEMENT STAFF ACCOUNTANT
DIVISION: FINANCE
WORK CENTER: 411 W. MADISON STREET, MAYWOOD, IL 60153
ORGANIZATIONAL RELATIONSHIPS: REPORTS TO CONTROLLER
FULL-TIME: 40 HOUR PER WEEK (8:00 AM TO 4:30 PM)
Summary
The Property Management Staff Accountant is responsible for accounting functions related
to the daily operation of residential properties and other real estate as assigned. The
position has daily interactions with property managers, vendors, and property owner
representatives.
Essential Duties and Responsibilities:
Proficient with property management software. Preferably, Property Matrix. (minimum 3
years’ experience) Quick Books or other fund accounting software. Proficient Microsoft
Office software.
Run/print vendor checks on a determined frequency.
Prepare all journal entries and process all accounts receivable for cash receipts. Monitor
and reconcile all accounts and analyze all operating expenses. Assists in preparations of
annual budget, revisions for rental income and support monitoring operation expenses.
Prepare all monthly, quarterly, and year-end financial statements. Analyze all rent
schedules, record all financial statements, and prepare all reports for site level analysis.
Provide support to all accounting schedules and maintain the same. See property
management system for various reports.
Coordinate with the property management and evaluate monthly reports. Monitor lease
processes, evaluate all activities and prepare required reports. Ensure accuracy of tenant
ledgers.
Coordinate with the property management to ensure compliance with
regulatory/procedures. Evaluate and assist property manager in preparation of annual
budget and review all expense ledgers and assist in recovery reconciliations.
Manage communication with property management and monitor bills of tenants and
ensure appropriate coding. Prepare and update all general ledgers. Prepare financial
packages for all portfolios and assist reconciliations of all balance sheets and income
statement Accounts.
Supervise all accounting information and prepare all monthly financial statements.
Reconcile all bank data, prepare all property associated reports and assist with all
property funds.
Coordinate with various teams to evaluate accounts payable. Coordinate with
organizations to ensure compliance with all loan documents and maintain records of all
accounts receivable.
Analyze all property level balance sheets and cash flow statements. Maintain integrity of
all data and ensure efficient processing of all customer and vendor invoices.
Participate in various acquisitions processes with required timeframe and ensure
compliance to all internal control and company policies.
Evaluate balance sheet accounts and property activities. Provide support interpreting
documents for loans and agreements. Ensure compliance with all requirements and
provide support to asset management.
Filing of Reports and documents. Maintain organized filing system.
Post rent payments received from residents/tenants. Issue rent statements to tenants
monthly.
