Real Estate Development – Construction Project Manager – Predominately On-Site

The Firm:

Pioneer Realty Capital is a minority-owned business that has been in business for over twenty years with its corporate office in Arlington, Texas. The firm is a commercial mortgage, real estate development, and investments company. The development projects are merchant builder types of structures where each project is sold when completed and maximum rents and occupancy stabilization goals are met to maximize returns.

Job:

We are looking for a highly skilled Real Estate Development, construction project manager for new projects in the multifamily, student housing, and townhomes arena. You will be managing third-party general contractors on new construction projects.

Opportunities:

We have two immediate openings. One for the Houston/Hempstead area and one for the Dallas/Ft. Worth area.

Job Description:

Works directly for VP of Development

Responsible for the success of projects you manage

Serves as primary contact for the project

Must have the ability to read and understand plans and specifications

Provide input for hiring Architect, Engineers, General Contractor, and other vendors and manages all parties through the entire development process on the metrics of time, cost, and quality

Manage the due diligence process of acquisition and design, entitlements, and construction of the Company’s development sites

Ability to source preliminary pricing for construction costs/budgets

Ensure compliance with planning and zoning requirements

Manages the third-party general contractors in all aspects of the construction project

Strong ability for quality control and risk mitigation is critical

Responsible for communicating project status on a regular basis, with weekly reporting as a minimum.

Approves applications for payment and invoices, timely and accurately with a strong focus to keep the project on budget and keep the schedule on time

Qualifications:

Education and experience include a bachelor's degree in business/management or construction management or equivalent experience.

Must be organized, disciplined, and have excellent planning skills

Must have great math and analytical skills

Concise written and verbal communications skills; must be able to effectively communicate with tact

Must have excellent MS Office skills; specifically Excel, Word, MS Project, and ability to learn ProCore, MS Teams, and Hub Spot

A sense of deadline and meeting the project schedule is critical

Must have people skills and flexibility with different types of personalities with the ability to calm people in emotional discussions

Ability to represent the company in a professional manner

Great communication skills – ability to communicate expectations and ensure accountability, teamwork is essential

Must have 7 to 10 years of management experience in ground-up multifamily projects

Interpersonal Skills – Focuses on solving conflict, not blaming: Maintains confidentiality; Listens to others without interrupting; Keeps emotions under control; Remains open to others’ ideas and tries new things, and be coachable

Qualities:

A leader that doesn’t need to be told what to do

Work cohesively with third-party property management companies on lease-up and acceptance of general contractor’s work

Flexible and adaptable: Adjusts to changing priorities and conditions

High Standards: Works smart and hard. Expect the best from self and team.

Attention to Detail: Prevents important details from slipping through the cracks

Decisive: Moves quickly, able to make decisions

Great relationship-building skills

Have good relationships and resources with professionals you have worked with in the past

Salary: $65,000 to $90,000
