Pilot Property Management is a Seattle-area company specializing in multifamily real estate. As we continue to grow our portfolio of 1000 units, we are seeking a janitorial professional to join our maintenance team! 

The Roving Janitor role is perfect for someone who takes pride in their work, is customer service oriented, and is committed to maintaining the appearance and cleanliness of a portfolio of buildings. Curb appeal and cleanliness are important aspects of maintaining a property, and the most outward way of showing how much we care about our residents and our clients’ investments. The Roving Janitor visits each property more frequently than any other team member, so they play a key role in spotting, reporting, and responding to issues, so that we can raise the level of professionalism offered by our team.

Skills/Qualifications

  • Valid WA driver's license and insurable driving record - No DUIs
  • Must have reliable personal transportation - this position requires daily travel between various property sites in the greater Seattle area
  • General custodial, cleaning, or janitorial experience strongly preferred
  • Prior customer service experience preferred
  • Maintenance experience is a plus!
  • High School diploma or GED preferred
  • Coachable and willing to take direction from the maintenance lead and property managers
  • Good written and verbal English communication skills
  • Must be able to pass a background check
  • Self-motivated, pride in a job well done, and ability to work independently with limited supervision
  • Manual dexterity and attention to detail
  • Adherence to Federal, State, and local fair housing laws
  • Commitment to company policies and best practices
  • Ability to work indoors or outdoors, in various weather conditions
  • Applicable knowledge of and capacity to use a variety of equipment and tools, such as vacuums, mops, brooms, pressure washers, blowers, etc.

Physical Requirements

This position requires regular physical work, including frequent walking, kneeling, standing, bending, stooping, reaching, lifting (up to 50 lbs independently), and climbing of ladders and stairs in/around properties. This position also requires operating a large variety of equipment and in all weather conditions. Adherence to company policies regarding health and safety is a top priority.

Duties

  • Vacuuming, sweeping, mopping, and general cleaning of building common areas, including entrances, lobbies, mail rooms, hallways, stairwells, elevators, and laundry rooms
  • Cleaning of parking garages, including vacuuming, debris pick-up, and leaf blowing
  • Picking up litter, moving and cleaning dumpsters, and tidying around dumpster areas
  • General cleaning and debris pick-up from property exterior and around landscaping
  • Checking and replacing interior and exterior light bulbs
  • Cleaning windows (that do not require use of a ladder)
  • Cleaning apartment units after construction and tenant move outs
  • Change locks and make keys as necessary
  • Complete service requests in a way that is safe, efficient, and economical
  • Work with property managers and maintenance team to ensure the physical needs of each property are being met
  • Ensure that all work is completed according to best practices or local building code
  • Maintain a positive work environment through professional communication with residents, clients, vendors, and the property management team
  • Utilize company software to submit and update work orders, receipts, and communication
  • Report any problems or safety concerns to supervisor or property manager

Compensation & Benefits

  • Wage: $21 - $24/hour DOE

Additional Information

  • This position will cover a portfolio of properties located across the greater Seattle metro area (from Everett to Tacoma). Daily travel between locations is common.
  • Schedule: this is a full-time 40 hours/week position, Monday - Friday 8:00am – 5:00pm (hours may be slightly earlier or later depending on preference and needs).
  • Work Environment: Predominantly onsite work in the field at managed properties. Team meetings and office-based tasks happen at our Seattle office. This position is 90% in active work in the field and 10% in the office/admin (subject to change).
  • Supplies: Pilot will provide all necessary supplies for this role or provide a stipend to be used toward recommended equipment.
