POSITION SUMMARY

The Regional Maintenance Manager leads the team of Maintenance Technicians to achieve high quality, cost-effective grounds, property, and apartment home maintenance. Primary responsibilities include coordinating the maintenance team to ensure the repair and maintenance of property facilities and apartment units, prompt and courteous responses to service requests, an adequate supply of market ready apartments to meet leasing demand, and property appearance which meets or exceeds standards. The Regional Maintenance Manager also assists with hiring, training, and developing maintenance staff and vendors, which may include cleaners, painters and/or landscaping staff.

ESSENTIAL FUNCTIONS

Maintenance, Repair, Make Ready & Preventative

  • Supervises and coordinates on-site Maintenance Technicians in their roles of repair, make ready, and preventative maintenance with a consistent commitment to quality, customer service, efficiency, and cost control; assists with hiring, training, and coaching.
  • Contacts and oversees vendors for work not performed in-house, such as cleaning, landscape, snow removal, laundry, etc.; Inspects and approves contracted work completed.
  • Responsible for creating the on-call maintenance schedule and communicating it to the team.
  • Consults with coaches, and supports Maintenance Technicians to prioritize, schedule, and complete maintenance work orders, apartment turns, and preventive maintenance.
  • Assists Maintenance Technicians with complex and/or labor-intensive work orders to ensure jobs are completed safely, professionally, and timely.
  • Performs services of Maintenance Technician as necessary during absences or vacancies, including responding to resident requests, performing work orders, completing apartment turns, and conducting preventative maintenance.
  • Monitors and regularly inspects properties, apartments, landscape, and maintenance repairs for quality, readiness, and safety. Identifies and addresses needs for improvement, repair and/or replacement.

Compliance

  • Ensures adherence to maintenance policies, procedures, and safety standards, including policies for reporting incidents.
  • Ensures the resolution of resident issues and complaints in cooperation with maintenance and community manager staff.
  • Performs other duties as necessary.
  • Attends staff meetings and training as required; performs other duties as assigned.

Spend Management

  • With Maintenance Technician Lead, track expenses, provide input and review annual operating budget for the property.
  • Monitors performance relative to the annual budget, manages operating expenses and prepares monthly variance reports.
  • Orders necessary equipment, parts and supplies based upon the property maintenance budgets, and maintains inventory controls.
  • Works closely with Regional Property Manager to ensure overall management of properties, identify needs and opportunities, and track budgets accordingly.

Team Management

  • Supervises, trains and mentors up to 15 Maintenance Technicians.
  • Meets regularly with direct reports, supports professional development and ongoing work.
  • Conducts annual performance evaluations for their direct reports, using approved internal processes and templates.
  • Communicates and shares information with team regarding overall property maintenance condition, status, and staff. Ensures maintenance goals and objectives are mutually understood and provides feedback.

Resident Experience

  • Treats residents with respect, dignity, care and compassion at all times.

  • Ensures maintenance team is delivering a satisfactory experience with residents within their residence, including but not limited to, the cleanliness of areas of work upon completion of service requests.
  • Ensures completion of common area housekeeping and groundworks by Porter and Maintenance Technicians.
  • Assist with common area housekeeping.
  • Provides support for organizing, conducting, and directing residents' special programs and social events.

KNOWLEDGE, SKILLS & ABILITIES

  • Thorough knowledge of apartment and property repair and maintenance, including plumbing,
  • electrical and lighting, HVAC, household appliance repair, caulking and sealing.
  • Supervisory and leadership skills to delegate and guide the work activities of others.
  • Ability to visually inspect apartments, grounds, and other aspects of the property to determine adherence to standards.
  • Ability to plan and execute a preventative maintenance program per assigned property.
  • Excellent vendor relations skills, with the ability to monitor outsourced projects to completion.
  • Exceptional interpersonal skills and human relation skills that positively benefit interactions with co-workers, internal and external clientele.
  • A demonstrated ability to deal effectively and professionally with coworkers, volunteers, peers, and supervisors.
  • Ability to exercise good judgment and self-control.
  • Good comprehension skills, with the ability to listen to and understand information and ideas presented through verbal communication.

QUALIFICATIONS

While this position leads several key areas of our work, it is not our expectation that candidates have a mastery across all areas; instead, we encourage candidates to apply who have self-awareness and humility around areas they will need to grow in and the motivation and aptitude to lead the learning required to hit the ground running.

  • High school graduate or educational equivalent
  • Minimum of 5 years of experience in multifamily apartment maintenance with progressive levels of responsibility required; experience supervising apartment maintenance strongly preferred.
  • Universal HVAC, OSHA & CAMT certification required.
  • Strong computer skills, with working knowledge of the primary Microsoft Office programs.
  • Ability to work weekends and overtime as needed.
  • Must own or consistently have a vehicle available for use, with the flexibility to travel locally.
  • Ability to successfully pass a background check and other pre-employment screenings.

PHYSICAL REQUIREMENTS

  • Requires exerting 50 to 100 pounds of force occasionally, and/or 25 to 50 pounds of force frequently, and/or 10 to 20 pounds of force constantly.
  • Ability to help move appliances when necessary.
  • Ability to stand for extended periods of time.
  • Ability to move about properties and throughout residential units; able to climb to high places, move about crawl spaces, and navigate narrow pass ways.
  • Ability to negotiate stairs and climb ladders on a regular basis.
  • Must be in good physical condition and have physical capacity to work extra hours when necessary.
  • Able to stand, sit, bend, kneel, stretch and squat for long periods of time.
  • Able to use hands, arms and fingers to manipulate tools and equipment, including power tools.

PERFORMANCE STANDARDS

  • Resident satisfaction rating of 90% or higher.
  • Operated within established and agreed on budget.
