Description
The Assistant Property Manager/Bookkeeper under the direction of the Property Manager is responsible for managing this high energy, 312-unit community in Burtonsville, MD. The Assistant Property Manager is expected to create the greatest possible satisfaction of all individuals associated with the community while being consistent with the goals and objectives of the company. The position requires exceptional customer service, organization, and written/oral communication skills.
Requirements
1. Managing Property Income
· Ensure timely rent collection and rent processing/bank deposits.
· Utilize phone, written communication to follow up daily with unpaid
· Financial management including management of a budget
· Ensure proper file set up and move ins for all new resident files
2. Achieve leasing benchmarks
· Coach and motivate sales team to meet or exceed occupancy targets
· Maintain closing ratio of 40% or better
· Create and manage marketing and outreach programs.
· Ensure team manages all leads and completes all follow-up calls per lead.
3. Resident retention goals
· Monthly lease renewals and resident retention initiatives
· Ensure team delivers superior customer service
· Effectively and professionally resolve conflict
· Timely follow-up on all resident issues
· Manage resident event activities
· Ensure that service tickets are completed in timely manner.
4. Office Administration
· Timely submission of reports
· Verify collections are completed in a timely manner.
· Ensure site inspections are completed and identify issues that need to be addressed.
· Supervise the Organization and maintenance of all lease files
