The Marketing and Operations Manager is an onsite leader that plays a key role in the success of the asset. This invaluable role collaborates with the property manager to ensure creative targeted campaigns and events are executed and align with the PeakMade brand. Through a collaborative effort you will work with the onsite team to achieve established revenue, occupancy, resident retention and leasing goals.

You will be a pinnacle part in the property’s success by ensuring that the financial functions and day-to-day operations are running smoothly and efficiently. You will play a key role in the delinquency and collection of rent to optimize the property’s cash flow and financial position.The Property Manager will be reliant on this role to be their right hand in all things operations to ensure world-class service for our residents.

What You’ll Do:

• Assist with the development and execution of marketing plans and evaluate effectiveness of marketing channels.
• Utilize the established sales and marketing strategies to increase property traffic, maintain closing ratios, and achieve budgeted occupancy.
• Assist with leasing responsibilities to maximize occupancy.
• Stay current and knowledgeable with leasing and marketing trends, market surveys and market competition.
• Supervise the planning, preparation, and implementation of leasing events, renewal parties, property events, competitions, and Resident Programs as approved by the Property Manager
• Utilize knowledge of trending marketing techniques to impact sales and leasing efforts, specifically related to college students.
• Give informative property tours to potential prospects onsite and create value add by anticipating needs and addressing concerns the customer hasn’t even thought of yet.
• Lease and renew beds/apartments via in person, on the phone or online
• Collect and accurately post rent and other income. Make bank deposits as needed.
• Play a part in ensuring the property’s financial strategy is implemented and reported on.
• Monitor and follow up on bad debt to include preparation of late notices, resident and guarantor contact and filing of evictions.
• Assist Property Manager with accruals and reclasses.
• Assist with bank reconciliations, month-end and year-end accounting closings.

What You’ll Need:

• Knowledge of tending marketing techniques specifically directed to college students
• Excellent verbal and written communication skills
• Bookkeeping, and/or collections experience in student housing, hospitality or retail industries preferred.
• Position requires an impeccable attention to detail and strong organization skills
• Flexible schedule with the ability to work a varied schedule if needed for the property
• Communication skills that foster an environment of connection and belonging, teamwork and productivity
• The knowledge of operation and financial concepts such as: budgeting, revenue, and NOI.

• A high school diploma or equivalent.
