Summary: The Project Scheduler is responsible for all scheduling activities within their respective market. Project scheduler needs to be versed in project management of multi-family projects. Understand project scheduling software - P6, Microsoft Project, etc. Project Scheduler creates initial CPM schedules for all projects during estimating and bid stage. Ensures CPM schedules that go into prime contracts are accurate and achievable with necessary level of detail to manage both the project and the client. The CPM schedules are to be cost loaded for each scope of work so that monthly revenue projects can be projected accurately. The cost loading of the CPM schedule will also be used to monitor project progress as a tool that reflects production performance in accordance with the prime contract obligations as well as internal production goals. After time of project award and start, the Project Scheduler is the individual responsible to work with the PMs and walk the projects on a biweekly or monthly basis to evaluate project compliance with the CPM schedule. Project Scheduler will also work with the PM to ensure that time impacts outside of Contractor's control are properly and timely made to the client and ensures that the critical path impact was or was not affected by these occurrences. Project Scheduler will keep the CPM schedules up-to-date in real time with critical path impacts ensuring the schedule illustrates and fully substantiates these impacts to a level that will be held up in any type of dispute situations that may occur.

Essential Duties and Responsibilities may include the following but other duties may be assigned.

  • Create initial CPM schedules
  • Cost load CPM schedules
  • Maintain CPM schedules
  • Lead the project team through the schedule development process from project initiation to closeout
  • Coordinate and facilitate schedule meetings with project team
  • Attend progress meetings to provide input regarding schedule
  • Produce and distribute weekly schedules, forecasts, and reports
  • Recommend and support execution of schedule for the project team
  • Identify any potential project delays and provide recommendations for solutions
  • Recommend actions to keep projects within budget and completed on time

Supervisory Responsibilities: Supervise PMs as relating to project schedules and revenue projections.

Qualifications: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.   • Project management experience
  • Minimum 4 years of experience with CPM schedule creation and management
  • Proficient in scheduling software such as Primavera P6 or Microsoft Project
  • Knowledge and/or experience in the multifamily construction industry
  • Excellent organizational skills, time-management, and communication skills

Working Conditions:

  • Regular airline and automobile travel may be required
  • Work in an office and field environment
  • Must be able to lift 25 pounds
  • Work outside of regular hours may be required to meet project deadlines
  • Dexterity of hands and fingers to operate a computer keyboard, mouse, and other business machines
