Parc Communities LLC is Hiring a Building Services Supervisor - Full-Time Flexible Schedule Near Marietta, GA

The Building Services Supervisor oversees the day-to-day maintenance operations of the community. Responsible for ensuring that the maintenance and upkeep of the building, grounds and equipment are well maintained and in optimal condition to support our operations. The Building Services Supervisor will conduct and oversee maintenance and repairs of electrical, plumbing, heating, ventilation, and air conditioning (HVAC), carpentry, painting, and other building systems.

SALARY: $25.00

QUALIFICATIONS AND REQUIREMENTS:

  • Experience in commercial building maintenance, with at least three years of experience in a supervisory role.
  • CPO and HVAC Certification preferred.
  • Extensive knowledge of building systems such as plumbing, electrical and HVAC systems.
  • Excellent leadership and supervisory skills, with the ability to effectively supervise and motivate a team.
  • Excellent analytical, time management, and problem-solving skills
  • Ability to identify issues and determine repairs that are needed.
  • Ability to plan and execute preventative and ongoing maintenance schedules.
  • Proficiency in residential interior painting, including surface preparation and execution.
  • Knowledge of OSHA-MSDS sheets and procedures
  • Knowledge of fire and safety procedures
  • Enjoy working with older adults
  • Ability to convey a positive and professional image to residents, family members, visitors, and co-workers.
  • Ability to be a self-starter and motivated to initiate and complete tasks independently. Exhibit initiative beyond specific instructions and ability to turn-key projects.
  • Proficient with Microsoft Office Suite and similar software
  • Perform janitorial tasks including the reparation and maintenance of equipment and building facilities.

ESSENTIAL FUNCTIONS:

Tasks may include, but are not limited to the following:

  • Ensures compliance with state, local and federal regulations.
  • Coordinate and document preventive maintenance program for facility and equipment as outlined in Parc’s operating manual.
  • Collaborates with other departments to address maintenance-related issues and support overall organizational goals.
  • Deliver staff training in the use of equipment and emergency procedures.
  • Lead, direct and train maintenance team members, ensuring adherence to proper methods and procedures for community maintenance, repair and servicing.
  • Collaborates closely with department manager to manage expenses within the community’s budget.
  • Maintains adequate supplies for daily tasks, work requests, and additional projects by managing inventory.
  • Inspect the work performed by outside vendors for completion and satisfaction.
  • Respond to and complete resident work orders, ensuring quality of service to maximize resident satisfaction.
  • Perform work needed to ready apartments for move-in as assigned.
  • Schedule and oversee general maintenance projects, including installations and repairs involving plumbing and electrical equipment, carpentry work, painting, equipment repair and outside landscaping maintenance. Perform the same duties as needed.
  • Inspect resident apartments for potential problems and hazards, document and correct as necessary.
  • Knowledgeable of all property emergency, safety/disaster plans and procedures
  • Respond promptly to emergencies and advise management of any concerns regarding resident safety.
  • Maintain office, shops, storage, and mechanical areas to Parc Communities standards.
  • All other duties as assigned by the Building Services Director or General Manager


WORK ENVIRONMENT AND PHYSICAL DEMANDS

  • Must be able to lift approximately 50 pounds & 35' ladder using proper body mechanics.
  • Must be able to climb a ladder, climb and descend stairs.
  • Must be able to traverse property to diagnose building issues and plan repairs or maintenance.
  • Mobility is necessary to sit, stand, walk, and tour the community by foot.
  • Work is performed both indoors and outdoors. Inclement weather conditions may be experienced.
  • Requires working weekends, evenings, holidays, and overtime, as appropriate.
  • Subject to hostile and emotionally upset residents, family members, personnel, visitors, etc.
  • Possible exposure to chemicals as identified in the MSDS Manual
