Parawest Management is Hiring a Leasing Consultant/Marketing Assistant Near Corpus Christi, TX

Create a positive, memorable experience for all residents daily, through effective interaction and by following through on the position’s responsibilities. Supervise the senior apartment community to ensure efficient and effective operation at all times. Responsible for meeting financial and occupancy goals, maintaining the general appearance of property, and for establishing and maintaining positive resident relations.

ESSENTIAL JOB FUNCTIONS:

1. Know each resident and their family by spending time getting to know them.

2. Engage residents and connect with them in a genuine, compassionate and memorable way.

3. Establish positive, memorable experiences with prospective applicants and their families during the application process and each encounter thereafter.

4. Show apartments and assist with paperwork involved. Determine resident selection, review and approve applicants based on established eligibility criteria, preparing lease packets, and review lease rules/regulations with new residents.

5. Respond to and resolve resident complaints and/or concerns with a focus on creating a positive experience.

6. Direct and monitor maintenance staff; process and follow up on work orders on a continual basis until work is completed and satisfied.

7. Coordinate move-in and outs; perform apartment inspections upon apartment turnover and process security deposit refunds.

8. Review the leases and renewals with existing residents.

9. Collect rent payments and posting all payments into software system and preparing bank deposits.

10. Check the status of delinquencies frequently; write up and deliver delinquent notices to residents when necessary. Process collection and eviction proceedings as appropriate.

11. Process accounts payable and receivable, Process and code invoices and submit to accounting department for payment in a timely fashion.

12. Maintain and balance petty cash at all times.

13. Ensure compliance with state, federal and city laws and regulations.

14. Manage the community in accordance with established budgetary guidelines.

ADDITIONAL DUTIES:

1. Create and distribute monthly resident newsletter and activity calendar.

2. Order office supplies and run any necessary errands.

3. Coordinate resident activities.

4. Attend monthly resident meetings and plan events, set up special seminars, etc.

5. Prepare and submit weekly and monthly leasing and operating reports.

6. Responsible for effective crisis management and any miscellaneous issues that might arise.

7. Performs other duties as assigned or as required.

Requirements

SKILLS, KNOWLEDGE, ABILITIES REQUIRED:

1. Must have Senior Living experience preferably Lease Up experience.

2. Must demonstrate empathy and compassion to connect with residents.

3. Must be inspired to serve the needs of our residents.

4. Must use imagination and creativity to motivate self and others

5. High school diploma or equivalent experience.

6. Accounts payable/accounts receivable skills.

7. Strong customer services and sales abilities.

8. Excellent interpersonal, organizational and communication skills.

9. Must have the ability to read, write and follow oral and written direction in the English language at a level adequate to perform the job duties.

10. Must engage in continuous learning and development opportunities through attendance and participation in in-service, educational seminars, staff meetings and other learning experiences.

11. Must maintain and encourage a positive work atmosphere by behaving and communicating in a manner that promotes cooperation and positive experiences for co-workers and others with whom contact is made.

12. Ability to handle several tasks and respond effectively to unexpected changes and requests.

13. Able to maintain regular punctual attendance.

14. Ability to effectively handle stressful situations and work well under pressure.

15. Must be capable of performing the essential job functions of this position with or without reasonable accommodation.

Job Type: Part-time

Pay: From $15.00 per hour

Schedule:

  • Weekends as needed
