The Facilities Director will oversee all building and grounds maintenance for the company. They will be responsible for ensuring properties are safe, up to code, and fully functional.

Your role as part of our Paragon family!

    • Monitor maintenance work order process for all properties to ensure work orders are entered properly in Yardi and include adequate details.
    • Ensure maintenance related inspections, as outlined in maintenance manual, are completed per company policy and comply with local, state, and federal regulations. Communicate any/all deficiencies to management.
    • Develop and maintain positive relationship with subcontractors and staff. Communicate with all levels of management and ownership regarding facilities performance across the managed portfolio.
    • Collaborate with Managers and Regional Managers to identify and uphold property standards and specifications, emergency preparedness plans, site inspections, facility audits, work order/unit turn progress reports, and other related reports and inspections as needed.
    • Perform annual property maintenance audits.
    • Assist with contract administration, to include reviewing scope of work and competitiveness of bids. Perform final inspection of work to ensure it meets contract specifications.
    • Prepare presentations and cost estimates to management in order to obtain approval for recommended projects.
    • Assist management in annual budgeting process and annual capital walk.
    • Manage capital budget projects by determining the property needs and company objectives, communicate with contractors, confirm work is performed on time and within budget, and then provide reports to management regarding the progress and quality of the project.
    • Develop, communicate, and adhere to all safety equipment policies and procedures
    • Interview, select, and manage all Floating Maintenance staff, Asset Inspectors and Maintenance Apprentices.
    • Assist with interviewing maintenance candidates for open property positions.
    • Facilitate monthly roundtable meetings with Maintenance Supervisors and/or maintenance staff.
    • Develop and facilitate in-house maintenance training, third-party training, and administer all maintenance-specific certification classes.
    • Assist with creation and implementation of maintenance specifications, policies, and procedures.

Position Requirements

    • Proven experience as a facilities manager or relevant position
    • High school diploma or equivalent, college-level/trade school (strongly preferred)
    • Valid driver’s license and reliable transportation
    • Strong interpersonal skills
    • Ability to read blueprints and diagrams
    • Computer proficiency, including MS Office: Word, Excel, and Outlook
    • Ability to solve problems and quickly recommend a variety of solutions in complex situations.
    •  Requires high-level analytical and quantitative skills, and the ability to present metric-based findings to those less familiar with facilities maintenance.
    • Ability to understand the analysis of others and make recommendations that have a direct impact on the company’s facilities maintenance.
    • YARDI experience (preferred)
    • Knowledge of Fair Housing regulations
    • EPA, CPO certification, (preferred)
    • Ability to troubleshoot and repair HVAC equipment, plumbing systems, electrical systems, all major appliances, pool and spa equipment, and other community systems. (preferred)
    • Ability to comprehend, analyze, and interpret daily business documents, while also responding timely and effectively to sensitive issues.
    • Ability to compile reports, manuals, speeches, and articles relevant to the business.
    • Ability to create effective and persuasive presentations on complex topics to employees, clients, management and/or public groups.
    • Ability to motivate and negotiate effectively with key employees, management, and owners/clients.
    • We complete a pre-employment background check, drug screening and physicals before employment begins.
