The Facilities Manager is responsible for overseeing contractors who maintain all aspects of property maintenance, landscaping, repairs, and physical integrity of a portfolio of Commercial Properties. In this role you must have an understanding of commercial construction, maintenance, and the ability to provide superior service to Commercial Tenants and Property Owners.

Essential Job Functions
- Review incoming work orders to and rout to correct vendors.

- Coordinate and schedule maintenance activities, including preventive maintenance, repairs, and inspections with outside vendors.

- Work closely with the Property Management team to ensure that properties are maintained in top condition.

- Maintain accurate records of maintenance activities, work orders, equipment database and produce required reports.

- Assist in creation of annual budget, managing budget expenditures for property maintenance, repairs and capital improvements.

- Inspect the work of vendors to ensure jobs are completed accurately and on time.

- Possess the ability to make decisions on whether to repair or replace damaged property.

- Conduct regular inspections to identify potential maintenance needs and address them proactively.

- Ensure compliance with safety regulations and company policies.

Requirements
- High school diploma or equivalent; additional technical certifications or training preferred
- Proven experience in commercial property maintenance or a related field
- Experience with maintenance management / work order software is highly desirable
- Excellent organizational skills and the ability to prioritize tasks effectively
- Strong communication skills, both verbal and written
- Ability to work independently as well as collaboratively in a team environment
- Available for rotating on-call schedule, responding to after-hours and weekend emergency calls in accordance with company policies and procedures.
