ORCA Public Sector is Hiring a Right of Way Document Specialist Near Austin, TX

ORC is seeking a full-time, non-exempt Document Specialist to work on projects based out of Austin, TX. The selected candidate must reside within a 30-mile radius of Austin, TX and will work a hybrid schedule, reporting to the office Monday, Wednesday, and Friday's (we reserve the option to be full time in the office as the project demands).

What you will be doing:
As a Document Specialist you will partner with Project Managers, Assistant Managers and ROW agents in day-to-day data entry, filing activities, and document creation including acquisition documents, line lists, and landowner files. The selected candidate will be responsible for drafting introduction letters, developing offer packages, preparing scopes, and conducting market data studies. You will review and check documentation for accuracy and are responsible for final internal quality control of documents and the filing of original documents in right of way records system. The selected candidate will be responsible for a successful project close out.

Here are the minimum requirements:

  • Minimum of (1) one year experience in the Right of Way Industry OR paralegal experience
  • Technical documentation experience (may include experience in any of the following):
  • Land and right of way acquisition processes and documentation
  • Public records research, land title ownership's and encumbrances and interests
  • Due diligence review of right of way files and understanding of assignability and reversionary clauses, restrictions, fractional ownership, lease payments and terms, abandonment clauses
  • Must be technologically proficient with MS Office Suite, specifically Outlook, Word, and Excel, along with other electronic databases.

Must have an iOS or Android smartphone to be able to access ORC's systems

Bonus points if you have experience working with or within the TxDOT and/or an active TREC License
Relocation and per diem are not provided for this position

Physical Requirements: English language proficient. While performing the duties of this job, the employee is regularly required to clearly communicate and exchange information in person, via phone and email. Substantial repetitive movements of the wrists, hands and/or fingers due to high amounts of computer usage, typing and document manipulation. Expected to spend long hours in front of a computer screen. Able to read, understand and interpret department related documents and data. This is a largely sedentary role; however, the employee occasionally is required to move about inside the office to access files, office equipment and to interact with other members of the staff. Rare travel is required.
