The Commercial Tenant Improvement Project Manager works in a team environment with Leasing, Design and Project Managers. The primary responsibilities of this role are to oversee the overall budgeting, construction, and handover of all tenant improvement and capital expenditure projects for our portfolio of properties.

Essential Duties and Responsibilities:

The essential functions include, but are not limited to the following:

• Manages tenant improvement and capital expenditure projects including:
• Comparing, tracking and awarding quotes received from various trades and vendors
• Coordinating drawings/proposals for pricing
• Reviewing TI/Capital Improvement documentations; engineer/architect/ consult reports
• Issuing approved contracts/ purchase orders
• Tracks and manages change orders from Trades
• Works with Leasing and Property Management teams on tenant change orders
• Manages trades construction schedule/timeline
• Organizes warranties/manuals/ close out documents from trades and file for our records and to send to tenants at handover. For large tenants, put together binder of warranties and manuals
• Ensures trades have construction schedule and are prepared to begin when they are due
• Follows up with trades and deficiencies and ensure completion
• Attends all meetings with Tenants/Leasing
• Maintains spec lists for TI's and Capital Improvements.
• Drafts contracts and tracks on SharePoint
• Performs other duties as assigned.

Minimum Qualifications (Knowledge, Skills, and Abilities):

• 3 years construction experience, with a preference for previous Tenant Improvement experience
• Post-secondary education in Project Management an asset
• Excellent written, oral and verbal communication skills
• Must have reliable transportation and a valid driver’s license
