The Leasing Consultant is a face person for our property management team and ensures that the overall quality of our residents’ experience meets the company’s established standards and complies with all applicable laws.

Looking for a friendly, approachable Leasing Consultant with excellent interpersonal, oral, and written communication skills. Someone who is very organized and hardworking.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Adherence to and being informed with all company-wide policy and procedure of the Company.
  • Understanding all information from daily huddles with leasing management team and adhering to throughout the lease-up.
  • Work to optimize occupancy and adhering to the lease renewal expiration management program.
  • Work off weekly hot sheet listing top priority units to lease to make sure to showcase the building in the best fashion possible to prospective clients.
  • Use all approved specials and/or tools to meet occupancy goals.
  • Maintaining consistent and accurate knowledge of the current Market conditions.
  • Assist the Leadership Team with providing thoughtful marketing and pricing recommendations on a recurring basis to promote leasing absorption and rent growth.
  • Collaborate with the Leasing Team to generate increased property traffic levels, maintain expected closing ratios and work to achieve and exceed budgeted occupancy percentages.
  • Generate leads through outreach marketing efforts, active and consistent follow-up, and daily commitment to hustle for overall leasing absorption.
  • Ensure that the property’s lead management software processes and procedures are being met daily for prospect follow-up, new resident workflow and resident lease execution.
  • Ensure that all of property’s lease apartment negotiations are from approved pricing and specials as directed by management.
  • Completes credit checks and other application requirements such as income verification.
  • Prepares, maintains, and manages new and existing lease files.
  • Successfully complete all training provided by the company with regards to accounting, fair housing, marketing, leasing, customer service, etc.
  • Assists and attends resident events hosted by the property team.
  • Ensures all open and close procedures are completed daily.
  • Maintain exceptional standard of leasing office, tour path, and model apartments.
  • Review unit turn requirements with Leasing Manager prior to move-ins.

MINIMUM QUALIFICATIONS (KNOWLEDGE, SKILLS, AND ABILITIES) LANGUAGE SKILLS

  • Excellent customer service and interpersonal skills with the ability to relate to others.
  • Basic level knowledge with Microsoft Office Suite including Outlook, Word, PowerPoint, and Excel.
  • Excellent interpersonal skills to communicate with all levels of management effectively and sensitively.
  • Sensitivity to confidential matters is required.
  • Ability to work independently and prioritize effectively in a fast-paced environment with a strong sense of urgency.
  • Ability to relay technical concerns with adequate detail, quickly, and accurately.
  • Capability to read, write, comprehend, and converse in English.
  • Ability to use general office equipment, such as telephone, fax machine, printer, copier, and key track system.
  • Strong organizational and time-management skills.
  • Ability to cope with and defuse situations involving angry or difficult people.
  • Must maintain a valid driver’s license, clean driving record and current auto insurance is required.
  • Must comply with all safety requirements.
  • Required to complete and successfully pass the Avenue5 Fair Housing, Diversity, and Inclusion Training within the first 30 days of employment
