What You’ll Do:
The Property Manager is responsible for overseeing the operations and maintenance of multiple commercial distribution spaces. This includes managing the day-to-day activities of the facilities, ensuring that all related building equipment and systems are functioning properly, while maintaining a safe and efficient work environment
 
Primary Responsibilities:
 
  • Develop and implement property management procedures revolving around general upkeep of facilities and their systems.
  • Oversee the maintenance and repair of all equipment and systems, including HVAC, electrical, plumbing and life safety
  • Coordinate with onsite management the day-to-day operations of the facilities, including scheduling and supervising maintenance either through internal or external means.
  • Establish and become primary administer of facilities work order management system.
  • Ensure compliance with all local, state, and federal safety regulations and codes.
  • Assist with developing and manage budgets for maintenance and repair, as well as capital improvements.
  • Review and approve invoices, confirming that work has been completed and coordinating any necessary follow-up work.
  • Coordinate with vendors and contractors to ensure timely completion of work orders.
  • Implement and maintain an effective preventive maintenance program.
  • Maintain a strong focus on employee satisfaction, responding promptly to inquiries, concerns, and requests from team, and providing exceptional customer service.
  • Help create and maintain a work environment that allows omni to attract and retain quality team members by ensuring that all facilities are clean, well-maintained, and aesthetically pleasing.
  • Develop and maintain positive relationships with Landlord Rep and be Omni’s Initial Liaison on any disputes or lease issues.
  • Maintain accurate records and documentation related to property management.
  • Conduct regular site inspections and address any issues or concerns that arise.
  • Manage vendor setups, RFPs, Certificates of Insurance, work order management, and other facility related needs.
 
What You’ll Need:
 
  • Bachelor’s degree in facilities management, engineering, or a related field.
  • Minimum of 5 years of experience in property management in a commercial distribution space, including experience managing multiple sites.
  • Strong knowledge of building systems and equipment, including HVAC, electrical, plumbing, and security systems.
  • Experience managing budgets and working with vendors and contractors.
  • Previous experience in using / administering multi-site work order management systems.
