Description

GENERAL STATEMENT OF THE JOB:

Under general supervision, performs a variety of skilled and semi-skilled work in the specialized and preventive care, repair, and maintenance of building systems and equipment. Performs plumbing, electrical, roofing, flooring, painting, mechanical, carpentry work, and empties trash receptacles.

REPORTS TO: Director of Maintenance

ESSENTIAL FUNCTIONS:

The following duties are normal for this position. These are not to be construed as exclusive or all-inclusive. Other duties may be required and assigned.

· Maintains and repairs HVAC system by monitoring filters, drain lines, time clock settings, boiler and cooling towers, and heat pumps;

· Performs electrical work such as repairing and replacing switches, receptacles, lights, and motors;

· Monitors and repairs flooring and roof as well as ensures that roof is free of debris and excess materials;

· Strips, seals, waxes and buffs floor surfaces, and performs daily floor maintenance;

· Monitors fire alarm system;

· Performs minor carpentry work;

· Maintains work areas in a clean and orderly manner to promote effective and safe operations, utilizing available safety clothing and equipment;

· Utilizes a wide array of tools such as carpentry tools, electrical tools, mechanical tools, and plumbing tools;

· Attends in-service training workshops and meetings as required;

· Prepares or assists in preparing all vacant apartments to a market-ready condition.

· Performs various community maintenance functions and records findings in maintenance log. These functions may include, but are not limited to light bulb changes, caulking, filter changes, touch-up painting, lock repairs, install/repair window coverings, minor HVAC maintenance, electrical work, plumbing issues, preventive maintenance, etc.

· Performs janitorial duties. These functions may include, but are not limited to emptying trash receptacles, wash windows, sweep and mopping floors, vacuum floors, clean hand rails, shampoo carpets, removal of trash, etc.

· Responds to resident service requests and concerns in timely manner.

· Reports any maintenance concerns for repairs on vacant, models, tenant apartments, and/or common areas to the Maintenance Director/Supervisor.

· Performs on-call emergency service as required.

· Assists in monitoring and/or controlling maintenance inventory and/or supplies.

· Moves heavy objects as requested.

· Assists Maintenance Director/Supervisor on special maintenance projects, i.e., preventive maintenance of building components and/or mechanicals.

· Assists in keeping the grounds and common areas free of trash and debris.

· Works closely with management and maintenance staff in developing an integral team that effectively represents the quality and professionalism of the Company.

· Represents Company in professional manner at all times, on or off property.

· Attends and participates in training seminars/safety meetings as requested.

· Maintains work areas in a clean and orderly manner to promote effective and safe operations, utilizing available safety clothing and equipment.

· Conducts work tasks safely and in compliance with the facility safety program;

· Provides effective and courteous service to all residents;

· Performs other related essential duties as required;

MINIMUM TRAINING AND EXPERIENCE: Ability to read, speak and understand English; graduation from high school and at least two years of experience in a related field, or any equivalent combination of training and experience which provides the required skills, knowledge and abilities.

KNOWLEDGE AND ABILITIES REQUIRED TO PERFORM ESSENTIAL JOB FUNCTIONS Knowledge of:· Physical location and layout of facility;· Principles, techniques, and methods used in the maintenance and repair of heating and air conditioning systems, and related components and systems;· Principles, techniques, and methods used in the maintenance and repair of electrical systems;· Safe utilization and operation of a variety of machinery, tools, and equipment used in the completion of daily tasks;· Cleaning procedures and the use of cleaning materials. Physical Requirements:· Ability to coordinate eyes, hands and fingers in performing skilled and semi-skilled movements, such as working with cordless drills, mechanical tools, carpenter tools, plumbing tools, and painting tools, vacuums, extractor machines, buffer, wet vacuum, scrubbing machines.· Ability to operate a variety of janitorial equipment, such as brooms, mops, vacuum cleaners, and hand tools, etc.;· Ability to bend, reach, stretch and grasp constantly;· Ability to exert up to 100 pounds of force occasionally and/or up to 50 pounds of force frequently, and/or a negligible amount of force frequently or constantly to lift, carry, push, pull, or otherwise move objects;· Ability to exert physical effort in medium to heavy work involving walking, standing, sitting, or driving;· Ability to differentiate colors and shades of colors; Mathematical Ability:· Ability to add, subtract, multiply and divide;· Ability to calculate decimals and percentages;· Ability to determine time and weight; Judgment and Situational Reasoning Ability;· Ability to apply common sense understanding to perform semi-repetitive tasks, e.g. machine monitoring;· Ability to apply principles of rational systems, e.g. mechanical repair;· Ability to use independent judgment in routine situations, such as deciding priorities of tasks and keeping schedules; Language Ability and Interpersonal Communication:· Ability to comprehend and correctly use a variety of informational documents including HVAC and electrical diagrams, and building and landscape blueprints;· Ability to speak and understand English sufficiently to communicate effectively with employees, administrators, outside contractors, visitors and residents;· Ability to comprehend and refer to manuals including Policy and Procedures forms and Material Safety Data Sheets; Environmental Adaptability:· Ability to work in cold, hot, or wet conditions;· Ability to work with toxic agents;· Ability to work in dusty or noisy environments;· Ability to work effectively in a retirement home environment.
