Job Summary: | Position Summary: Operates and maintains OSU-Center for Health SciencesPhysical Plant equipment. Maintains equipment by tightening fittings,re-packing bearing, replacing packing glands, gaskets, valves and gauges.Cleans or replaces components using hand tools and power tools. Maintains allair handling units by replacing defective belts, bearings, lubrication of fansand replacements of filters. Maintains all building lighting systems includingreplacement of fixtures, bulbs and ballasts. Performs general electrical andplumbing duties. Performs water tests and replaces chemicals as needed intotreatment tank to prevent scale build-up. Records data, such as temperature ofequipment, hours of operation, water and air pressure, water levels, voltageloads and gas gauge of paraflow (HVAC) units. Adjusts manual controls oroverrides automatic controls to bring equipment into recommended or prescribedoperating ranges. Visually inspects equipment at periodic intervals to detectmalfunctions or need for repair. Monitors static air pressure in the AHU units. Environmental Hazards: Hazardous Material; exposure to heat/cold. Physical Requirements: Ability to lift or carry usually not more than150lbs, 10 to 20 feet, most frequently 50 to 100lbs, 50 feet. Ability to pushor pull 50 to 100 lbs, 50 feet. Ability to kneel, crawl, crouch, stoop, reach,stand, walk, finger, grasp, feel, talk, hear, see and perform repetitivemotions with or without reasonable accommodations. Position Qualifications: | Required: Skills, Knowledge and Proficiencies: Knowledge of heating, ventilation, air conditioning,chillers, electrical and plumbing systems. Local, state and federal codes andregulations applicable to the Center for Health Sciences campus. OSHAregulations and safety practices related to the boiler room facility. Methodsand practices used in maintaining and cleaning boilers. Various types of lightfixtures, lamp posts, bulbs, ballasts, wattages, volts, etc. Basic plumbingknowledge. Ability to interpret technical information and understandengineering terminology. Record and maintain accurate records of dailyengineering logs. Administer preventative maintenance program for all buildingsand support blueprints and building plans. Run HVAC equipment, chillers andunderstand blueprints and building plans. Run HVAC equipment, chillers andboilers. Handle several technical tasks at once and organize daily workload.Work overtime as needed. Interact effectively with staff, faculty and students.Provide high quality service in a university setting. Preferred: Experience with Absorption Chillers and JohnsonControls Metasys systems a plus. |
