Leasing Manager
Charlotte, North Carolina
This position is onsite 5 days a week (M-F)
This is what You`ll Do:
  • Working with Octapharma senior leadership, brokers, developers, attorneys, property owners and landlords: Find, evaluate, and investigate donor center site locations (availability, access, zoning, development obstacles, timing, etc.) and negotiate the best overall lease, including the most favorable position/presence for each site consistent with the company's goals and standards.
  • Maintain the company lease portfolio and manage the extension, renewal, or termination of leases.
  • Maintain a complete file system of all leases and include lease abstracts, lease correspondence, renewals, options, and expirations.
  • For each new lease / lease renewal project, develops the appropriate strategy by conducting a detailed analysis of:
    • Market analysis to include big picture understanding of key market conditions, such as comparable rents, competitive positioning and potential threats, competition, and cannibalization from Octapharma active plasma centers
    • In-depth review of the lease (key provisions, site plan, etc.), market data gathered during market analysis, information obtained through mapping tools (Buxton), results of on-line records searches, information provided by municipality records division(s), and/or correspondence received from field operations staff.
    • Lease analysis including identification and interpretation of critical dates, business terms, and problematic lease language
  • Works with corporate attorney to verify zoning and leads the efforts to obtain zoning variances where needed.
  • Performs financial metrics analyses, including pro forma analysis, for each project. Assists broker and leasing attorney in negotiation of business terms and conditions of lease projects with landlords and/or landlord's attorneys and representatives to arrive at an agreement that is within the Company's financial parameters and strategic goals.
  • Prioritizes projects to ensure lease executions are secured prior to expiration of critical dates. Communicates on-going activities to manager and senior leadership, seeking direction on site-specific issues as necessary.
  • Works with attorneys to draft lease language and create legal documents (as necessary), such as Letter of Intent (LOI), Lease Modification Agreements, Exercise Option letters, Hold Over letters, Default letters, etc.
  • Acts as liaison between senior leadership, field real estate brokers, Operations, Facilities, and other departments regarding decisions related to leases and renewals.
  • Establishes and fosters excellent working relationships on all potential real estate opportunities through multiple channels, including interfacing with stakeholders like landlords, government entities, community officials, and legal counsel.
  • Provide monthly reports to the Director of Facilities regarding new leases, lease extensions, and all activities related to the company's lease portfolio.
  • Holds quarterly lease meetings with senior leadership projecting out five years on all active leases.
This is What is Takes:
  • 3-5 years of negotiation experience in commercial Real Estate or related field required
  • Advanced skills in communication (verbal and written), problem-solving, negotiation, multi-tasking, analytical and project management
  • Knowledge and understanding of commercial real estate concepts, practices, and procedures
  • Understanding of legal documents and legal language
  • Ability to understand market data information
  • Knowledge and understanding of financial concepts
  • Attention to detail, organization, and timely follow-up
  • Ability to manage and track, in an organized manner, a large volume of tasks
  • Strong knowledge of word processing, spreadsheet, and database applications
  • Capable of working independently with high level of self-motivation
