JOB SUMMARY

The Maintenance Supervisor is responsible for maintaining the physical property including mechanical systems, structures (interior and exterior), grounds, and housekeeping. This position is responsible for ensuring superior curb appeal, rapid response to maintenance requests, and the supervision of all maintenance staff.

DUTIES & RESPONSIBILITIES

• Train, supervise, and evaluate maintenance staff
• Follow all purchase order procedures
• Maintain property operations within approved budget
• Maintain supplies and equipment inventory and organization
• Complete work requests within 24 hours of receipt
• Ensure all vacant apartments are ready for occupancy
• Maintain grounds care and housekeeping as needed
• Report accidents, emergency, or safety concerns to supervisor immediately
• Ensure all maintenance staff are participating in on-call rotation schedule
• Obtain bids for approved projects from qualified vendors
• Demonstrates and follows the Oakbrook Values
• All other duties as assigned

KNOWLEDGE, SKILLS, & ABILITIES

• High school diploma or GED
• Supervisory experience in residential property maintenance or related
• Knowledge of electrical, plumbing, water heaters, appliances, HVAC, construction, pool and whirlpool pumps, carpentry, painting, vendors, parts, and services
• Interpersonal skills to interact with tenants and others as needed
• Must provide own basic tools needed for the position
• Must be able to work independently with minimum supervision
• Physically able to perform job duties with or without accommodation
