Essential Job Functions: 1. Manages and oversees operations, maintenance, administration, and improvement of owned and leased properties.

2. Plans for or coordinates office services, such as equipment or supply acquisition or organization, disposal of assets, relocation, parking, maintenance, landscaping, pest control, and/or security services.

3. Monitors the facility to ensure that it remains safe, secure, and well-maintained.

4. Acts as liaisons between tenants and owners.

5. Monitors work orders to ensure quick and efficient resolution.

6. Investigates complaints, disturbances and violations and resolves problems following management rules and regulations.

7. Meets with appropriate constituents to discuss and resolve legal and environmental issues or disputes between neighbors.

8. Plans, schedules, and coordinates general maintenance, major repairs, and remodeling or construction projects for properties.

9. Inspects grounds, facilities, and equipment routinely to determine necessity of repairs or maintenance.

10. Oversees and reviews bids from contractors for repairs, renovations and maintenance, and suggests alternative courses of action if appropriate.

11. Meets with vendors to discuss management and service contracts, the financial and operational status of properties, and determine priorities.

12. Informs contract employees about the facilities and equipment; verifies contractors' assessment of problems and recommends action; evaluates caliber of services and adherence to contract specifications.

13. Prepares and administers contracts for provision of property services such as cleaning, maintenance, and security services.

14. Monitors suppliers to ensure that they efficiently and effectively provide needed goods or services within budgetary limits and in accordance with contractual terms.

15. Oversees construction and renovation projects to improve efficiency and to ensure that facilities meet environmental, health, and security standards, and comply with government regulations.

16. Oversees the maintenance and repair of machinery, equipment, and electrical and mechanical systems.

17. Oversees the purchasing of building and maintenance supplies, equipment, or furniture.

18. Implements or oversees environmental management or sustainability programs addressing issues such as recycling, conservation, or waste management.

19. Promotes and arranges for the leasing of available campus facilities to outside entities.

20. Meets with prospective tenants to show properties, explain terms of occupancy, and provide information about local areas.

21. Markets vacant space to prospective tenants through leasing agents, advertising, or other methods.

22. Prepares rental or lease agreements, specifying charges and payment procedures for use of facilities.

23. Coordinates a variety of special events; arranges for additional support services such as janitorial, security services, furniture and equipment, temporary alterations, electrical capability, and audiovisual equipment; attends functions to monitor activity and resolve problems; ensures that all property is returned and normal operating conditions are restored.

24. Determines room assignments to ensure optimum use of buildings and equipment.

25. Maintains scheduling and event calendars.

26. Maintains contact with insurance carriers, fire and police departments, and other agencies to ensure protection and compliance with codes and regulations.

27. Maintains records of rental or usage activity, special permits issued, maintenance and operating costs, or property availability.

28. Maintains all licenses, permits, and certificates required by governmental and regulatory agencies.

29. Prepares detailed budgets and financial reports for properties, including making expenditure projections, monitoring purchasing activity, and preparing reports relative to building operations. Marginal Job Functions: ESSENTIAL JOB FUNCTIONS (continued):

30. Prepares and reviews operational reports and schedules to ensure accuracy and efficiency.

31. Analyzes internal processes and recommends and implements procedural or policy changes to improve operations.

32. Implements University or departmental policies, procedures, and service standards in conjunction with management.

33. Completes special projects as assigned.

34. Performs other duties as assigned or required. Required Knowledge, Skills, & Abilities: Knowledge:

3. Building and Construction - General knowledge of materials, methods, and the tools involved in the construction or repair of buildings and roads.

4. Public Safety and Security - General knowledge of relevant equipment, policies, procedures, and strategies to promote effective local, state, or national security operations for the protection of people, data, property, and institutions.

5. Economics and Accounting - Working knowledge of economic and accounting principles and practices, banking, and the analysis and reporting of financial data.
