SALARY: £56,512 to £69,752 per annum
ROLE TYPE: Hybrid Flexibility to travel across the Northern network
HOURS: 37 per week
Are you passionate about strategically optimising asset performance? If so, we have an exciting opportunity for you! We a currently seeking a Senior Property Business Partner to join our dynamic Property team. In this role, you’ll lead a team of Property Business Partners to deliver asset management activities across the Northern Portfolio.
About the role: As the Senior Property Business Partner, you’ll play a key role in developing and implementing Regional Asset Management Plans. You’ll ensure asset performance and longevity while minimising costs. Through building strong relationships with both internal teams and external stakeholders, you’ll align strategies and uphold quality standards.
Your responsibilities include overseeing key contracts related to property management and maintenance. This involves meticulous contract administration and performance monitoring to ensure compliance and service excellence. By fostering accountability and transparency, you’ll address any issues promptly and ensure that contractual obligations are consistently met.
In essence, your ability to drive strategic initiatives and foster collaborations will be key for Northern's asset management. Your leadership contributes not only to Northern's success but also to its missing of enhancing rail travel experiences across the North.

Key responsibilities: As the Senior Property Business Partner, you can expect a role that will be challenging and rewarding. Here is a glimpse of your daily duties:
  • Lead the team to manage the TFM budget and monitor property maintenance expenditure to meet business targets.
  • Collaborate with the Senior Strategic Asset Manager to analyse asset performance and identify improvement opportunities.
  • Write and deliver Property Initiative Business Case Documents for soft and hard FM work streams.
  • Manage relationships with external stakeholders, including Total Facilities Management (TFM) service providers and contractors.
  • Collaborate with internal stakeholders to manage budgets, renewals, compliance, and service quality.
  • Provide guidance and leadership to the team of Property Business Partners, ensuring consistency across the NTL portfolio.

We’re also looking for the following:
  • Extensive experience in multisite facilities management, with strong leadership and analytical skills.
  • Knowledge of ISO55001 asset management systems and compliance requirements.
  • Excellent interpersonal and communication skills, with the ability to build and sustain relationships.
  • Strong organisational skills, with the ability to manage a diverse workload in a constantly changing environment.
  • Commitment to safety and the ability to promote and embed safe working behaviours within the team.
  • Relevant qualifications and training in facilities/asset management, such as NEBOSH/IOSH certification and membership of professional bodies like IWFM or IAM.
