North Forest Office Space is Hiring a Construction Manager Near Pflugerville, TX

North Forest Office Space (NFOS) develops, builds, manages and leases office space in Western New York, Colorado and Texas. It is our mission to make the leasing experience simple for our customers. NFOS is looking for a Construction Manager who reports directly to the Austin General Manager. This individual will be required to effectively lead the construction team of three to four team members and will be responsible for all construction related activities for our Austin operations. In addition to being part of the Austin Team, this individual will be a member of the NFOS Development Team which is a cross functional team including our development operations, our in-house design group as well as the construction teams in Dallas and Denver. The Development Team is responsible for the successful completion of our next strategic plan.

In our Continuous Improvement Environment, the successful candidate will:

  • Interact daily with our customers, the North Forest Team and subcontractors. Having a natural ability to positively influence, while being timely and responsive to our customers is a must.
  • Exhibit strong leadership characteristics and a positive can-do attitude. Coach, train and lead NFOS construction team members while holding them accountable.
  • Oversee the construction operations on all phases of construction (Site, Shell & Interior) on all projects. This will likely be 75% in the office and 25% in the field, but will be up to the individual to coordinate and manage.
  • Support team in ongoing efforts to improve our process for setting construction budgets on new projects with the construction team as well as the development department and GM.
  • Responsible for monitoring and reporting Construction in Progress (CIP) status to GM and explaining budget variances and continually seeking opportunities to meet or exceed cost budget expectations.
  • Monitor build times, develop and implement process improvements to areas with the largest budget to actual variance.
  • Document and implement standard work procedures and processes to improve construction operations.
  • Coordinate all site close outs with local teams, municipality and development department and third party consultants.
  • Coordinate permit timing as well as monitor issues with local permit technicians and our design department.
  • Coordinate estimates, move-in timing and any unique customer requirements with the local leasing agent.
  • Manage subcontractor relationships and forecast market needs and ensure a stable list of subcontractors with competitive pricing are readily available to meet the capacity needs of the market.
  • Manage vendor relationships, coordinate proper quantities and materials are being delivered to site.
  • Support the development of an inventory management process for onsite storage containers with a newly forming purchasing department.
  • Identify team needs by forecasting new hire needs, recruiting and managing the development of all construction team members.
  • Take an active role in multiple strategic projects connected to company wide goals.
  • Deliver detailed weekly updates to the local General Manager.

Requirements:

  • High School Diploma or GED required. Currently working toward or possesses a college degree in the Construction/Technical field. (Bachelor's or Master's degree preferred.) A combination of education and experience will be considered.
  • Demonstrates hands-on experience in a building trade.
  • OSHA 10 or 30 required or must be able to obtain it within 60 days.
  • Advanced skills in scheduling and analyzing build times.
  • Advanced spreadsheet skills to analyze construction and improvement efforts.
  • Process-focused systems and analytical thinker.
  • Advanced project management skills within construction.
  • Highly organized with excellent planning skills.
  • Advanced computer skills.
  • Experience successfully leading a team.
  • Must have a valid drivers license and have reliable transportation to get to and from job sites.
  • Be available to work occasional overtime and weekends when necessary.
  • Bilingual desired but not required.
