Preferred Years Experience, Skills, Training, Education
Associate's Degree in Air Conditioning, Heating and Cooling or completion of trade school course of study in industrial/commercial HVAC equipment, controls and operations.
Proficient in PC operations, air compressors, steam/hot water central valves and pneumatic controls and control systems or six (6) years of progressive experience in industrial/commercial HVAC activities.
  • Building Automation System (BAS) Certification and experience preferred
  • Experience in Computerized Maintenance Management System (CMMS), and ability to understand information conveyed from technicians, staff, or anything displayed on a computer screen through CMMS.

Position Overview
Primary Purpose of Position
This position performs maintenance on heating, ventilation and air conditioning (HVAC) equipment located on the University campus so that production continues efficiently. This position performs scheduled preventive maintenance on installed equipment with general supervision from a lead worker and documents the work upon completion. The Facilities Maintenance Controls Field Technician in HVAC must alternate working on-call to provide emergency maintenance and repair of HVAC systems after the regular work day. Also troubleshoots, calibrates, repairs, maintains and operates the DDC BAS (Direct Digital Control Building Automation System), pneumatic and electro-pneumatic systems, central HVAC equipment including pumps, chillers, condensers, air handling units and miscellaneous control elements.
  • Operates the building automation systems (BAS) to monitor and control various functions of the campus environmental controls, building utility systems, safety and security systems and provide technical guidance and direction to facilities personnel; makes system modifications as required.
Primary Function of Organizational Unit
The Office of Facilities is responsible for providing services relative to building and grounds maintenance, utilities, transportation, trash removal, central receiving, recycling, disposition of surplus property and moving and hauling. In addition, Facilities has expanding responsibilities that includes providing support services for the instruction and research programs to achieve the University's mission, goals and objectives. Maintains and improves and expands all campus buildings, campus image and education opportunities for all people. More specifically, the functions involve energy conservation, building renovation/repair, occupational safety and health, landscape design, event planning, vehicle and equipment maintenance/repair, motor pool and housekeeping services to 40 academic buildings, 14 residence halls and 19 farm buildings (15 research and 21 support facilities). Moreover, the Skilled Trades Department is responsible for operation, repair, maintenance and preventive maintenance of campus facilities. The HVAC Shop troubleshoots, calibrates, repairs, maintains and operates the DDC BAS (Building Automation Systems), pneumatic and electro-pneumatic systems, central HVAC equipment including pumps, chillers, condensers, AHU's and miscellaneous control elements.
Work Hours 7am - 4 pm Mon-Fri; required to rotate working on-call, respond to call backs, and report during adverse weather and other emergencies

Key Responsibilities and Related Competencies
Required Competency Knowledge - Technical (Mechanical)
Duties
Diagnoses and troubleshoots problems with HVAC equipment and DDC BAS systems and recommends repairs; identifies equipment and/or systems repair and/or replacement needs.
Repairs or replaces defective equipment, components, or wiring on HVAC equipment.
Carries out preventative maintenance tasks and inspections on HVAC equipment.
Coordinates with assigned foreman and/or other trades for the purpose of completing projects and work orders efficiently.
Fabricates equipment parts for the purpose of meeting specialty needs and/or replacing unavailable parts.
Informs personnel regarding procedures and/or status of work orders for the purpose of providing information for making decisions, taking appropriate action and/or complying with building and safety regulations.
Inspects HVAC systems and their components (e.g. heating units, building exhaust fans, ventilation units, etc.) for the purpose of evaluating condition, identifying necessary repairs and recommending preventive maintenance.
Installs heating and air conditioning equipment and systems for the purpose of providing enhanced and/or upgraded capabilities.
Operates, maintains and repairs DDC BAS and mechanical systems.
Operates, maintains, troubleshoots, repairs and adjusts various components and sub-systems of overall HVAC systems including but not limited to electric/electronic speed controllers, pneumatic sensors, electric/pneumatic valves, motors, humidistats, thermostats, electronic/pneumatic amplifiers, air handlers, and VAV boxes etc.
Maintains, troubleshoots and repairs reciprocating and centrifugal chillers, chilled water pumps associated controls, motors air handling devices/equipment.
Operates, maintains, troubleshoots and repairs vapor compression chillers, gas fired boiler, chilled and hot water pumps associated with controls.
  • Operates facility equipment both locally and through the BAS to support building operations (air handlers, exhaust fans, heat exchangers, chillers, air compressors, OR temperatures, pumps, water systems, and more).
  • Performs initial troubleshooting and remediation of alarm conditions; makes emergency calls for support; and documents room environmental deviations, root cause, and corrective actions in event reports, as needed.
  • Collaborates with other technicians or daily team partner, sub-contractor, site management and staffing personnel to understand requirements and solve complex monitoring and control problems throughout the hospital.
  • Monitors, adjusts, troubleshoots, and services all aspects of the building automation systems in a large-scale hospital complex.
  • Utilizes computerized maintenance management (CMMS) to receive work orders from the campus community.
  • Supports Central Heating Plant Operations - staffed 24/7 receive request for service and assist maintenance technician with technical aspects of work.
  • Responds to power outages to ensure all HVAC systems are running after recovery and basic knowledge of the supervisory control and data acquisition system.
  • Calls in the on-call technician for additional technical issues, emergent repairs, time consuming repairs, etc.
