Overview of Job Description
Newport on the Levee is seeking a dedicated and skilled General Maintenance Technician to ensure the smooth and efficient operation of our property. This role requires a proactive approach to the maintenance and safety of the property, excellent communication skills, and the ability to effectively manage a variety of tasks.

Duties and Responsibilities

  • Conduct routine and preventative maintenance throughout the property to ensure all areas are safe and well-maintained.
  • Oversee the maintenance of common areas, including furniture, signage, storage areas, and landscaping, ensuring all comply with applicable health and safety codes.
  • Perform mechanical and electrical operations, including the repair of lighting systems, electrical outlets, and any vandalism.
  • Manage the setup and breakdown of property events, maintaining all necessary equipment and furniture.
  • Inspect and manage painting projects for both interior and exterior building finishes as needed.
  • Organize and inventory materials and supplies, providing regular updates to management.
  • Assist in managing tenant buildouts and oversee maintenance of retail premises to ensure compliance with property standards.
  • Conduct periodic property inspections alongside management and vendors to identify and address any potential liability hazards promptly.

Qualifications and Requirements

  • Preferred experience of 1 to 2 years in commercial building or retail center facilities, with a solid understanding of HVAC systems, plumbing, electrical, and alarm systems.
  • Computer literacy with proficiency in Microsoft Office programs.
  • Excellent organizational, multitasking, and communication skills.
  • A valid driver's license and the ability to move about the property effectively.

Physical Requirements:
This position is active and regularly requires standing and lifting or moving items up to 50 pounds. The employee will have to be mobile to move about all properties and use equipment typically utilized in the maintenance / construction field to perform work duties as outlined in the above job description. Must be able to drive. The employee must be able to read manuals, safety materials, operational guides to equipment and service contracts. The employee must be able to hear and speak well enough to communicate with management, co-workers, vendors, contractors, tenants, and customers. The employee is required to sit, stoop, kneel or crouch, climb and use hands to handle, grasp, feel and reach.
Uniform:
Standard attire shall include a Newport on the Levee branded top with embroidered employee name or NOTL issued polo, jacket, or hoodie, black or gray pants with belt, black shoes, and black socks. Uniforms shall be kept in a clean and in orderly fashion.

Work Schedule and Location:

  • Full-time position, 40 hours per week with flexibility required for weekends and occasional overtime. The schedule may vary based on the property's needs; however, this position will primarily work evenings and weekends. Schedule may change weekly depending on the needs of the property.
