Next Wave Property Management is Hiring a Property Manager Near Gresham, OR

We are currently seeking an experienced and highly motivated Property Manager to join our team.

Responsibilities

· Administer and maintain all phases of community operations under the direction of the Asset Manager

· Manage marketing and leasing activities to attract and retain residents

· Ensure timely and accurate completion of reports

· Oversee maintenance activities to ensure resident requests and preventative maintenance programs are executed correctly and promptly

· Be familiar with unit turn, maintenance, and grounds keeping

· Conduct regular property inspections to ensure cleanliness, safety, and compliance with regulations

· Respond promptly to resident inquiries, concerns, and complaints, and resolve issues effectively

· Coordinate with maintenance staff and contractors to schedule repairs and renovations as needed

· Develop and implement policies and procedures to enhance resident satisfaction and community engagement

· Organize and oversee resident events and activities to foster a sense of community and promote resident retention

· Manage resident communication channels such as newsletters, social media, and community websites

· Enforce lease agreements, rules, and regulations consistently and fairly

· Monitor and manage the property budget, including expenses and income, and prepare regular financial reports for management review

· Collaborate with the Asset Manager and other team members to develop long-term strategic plans for the property

· Stay informed about local market trends, competitor properties, and industry best practices to inform decision-making and improve property performance.

Skills/Requirements

· Have a minimum of four years of experience in residential management, with a focus on marketing and multi-family leasing

· Possess at least two years of supervisory experience

· Demonstrate excellent communication, organizational, and leadership abilities

· Have the ability to understand and clearly explain legal documents

· Exhibit strong diplomacy and crisis diffusion skills

· Possess financial understanding and the ability to perform multiple tasks concurrently

· Have excellent organizational skills

· Have reliable transportation and a valid driver's license

· Be able to lift up to 20lbs

· Must be able to sit/stand for up to 8 hours

Salary Information:

Hourly Pay Range: $29 - $35
