Job Overview:
We are looking for a DESIGNER to play a pivotal role in leveraging their industry knowledge & architectural design skills to close leads, develop designs & see through remodels and new construction projects. This multifaceted role requires a blend of technical proficiency, creativity and sales acumen to effectively collaborate with project teams, build deep relationships & execute on clients' needs and dreams.
Key Responsibilities:
Lead Development & Sales:
- Identify & cultivate new leads through market research, networking & industry knowledge
- Collaborate with marketing teams to implement effective lead generation strategies
- Cultivate strong relationships with clients, draftsmen, real estate agents and other industry partners to generate referrals and expand the client base.
- Keeps customer CRM database updated & populated accurately for production teams
- Close initial design & build hold contracts through initial high-level consultation & sales data to provide any ball-park estimates - Consult with clients to understand their vision, requirements, and budgetary constraints for residential construction projects; conducting a thorough needs assessment & qualification
Design Development:
- Provide a white-glove design experience reflecting the Neighborly values for service
- Performs selections process & utilizes design & build coordinator support
- Utilize CAD software to develop detailed architectural designs, floor plans, elevations and/or 3D models that translate clients' concepts into tangible visual representations for preliminary, bidding & construction plan sets.
- Incorporate innovative design solutions, working with construction teams to ensure compliance with building codes, zoning regulations, and structural integrity standards.
- Keeps & utilizes historical sales data & work with the construction team to prepare comprehensive proposals and cost estimates that outline project scope, timelines, and deliverables, tailored to each client's needs and preferences
PM & Construction Support:
- Perform any change order edits to plan sets necessary for construction
- Work closely with project managers, engineers, and subcontractors to facilitate seamless project execution from conceptualization to completion.
- Provide ongoing support and guidance throughout the construction process, addressing any design-related challenges and ensuring adherence to project specifications.
Qualifications and Skills:
- Degree in Interior Design, Architecture or other related design disciplines
- Proven experience in residential construction, with a minimum of 5 years in the industry.
- Proficiency in CAD software (e.g., AutoCAD, Revit, Chief, or ArchiCAD) and familiarity with architectural drafting standards and practices.
- General understanding of residential construction processes, building codes, and zoning regulations.
- Excellent interpersonal, emotional literacy & relationship building skills
- Ability to multitask, prioritize workload, and thrive in a fast-paced, deadline-driven environment.
- Creative problem-solving abilities and a keen eye for detail to deliver innovative design solutions that exceed client expectations.
- Valid driver's license and willingness to travel to client meetings, job sites, and industry events as needed.
