Job Title: Maintenance Supervisor
Basic Function:
A. Maintains physical condition of all properties.
B. Assists on-site manager in performing his or her duties.
Relationships:
A. Reports to president.
B. Manages and supervises the maintenance staff.
C. Maintains relationships with other staff members.
D. Maintains relationships with suppliers, vendors, and professionals servicing the company or property.
E. Maintains relationships with tenants and owners of properties.
Responsibilities:
The activities listed below are not all inclusive. However, they are indicative of the type of activities normally performed by the maintenance supervisor.
A. Supervisory Duties:
1. Plans and schedules work for upkeep of various properties.
2. Prioritizes work orders.
3. Assigns work to staff.
4. Establishes daily work schedules for maintenance staff.
5. Follows up on work assignments for efficient, thorough completion.
6. Maintains record of types and frequency of service requests received.
7. Establishes emergency maintenance on-ca11 schedule, and posts and distributes emergency telephone numbers.
8. Maintains inventory of equipment, tools, and supplies.
9. Makes management approved purchases of supplies, equipment, and services.
10. Makes regular inspections of the properties under management.
11. Notifies management of maintenance problems and recommended solutions.
12. Assists in preparation of all maintenance related records.
13. Meets with property manager as required to report on status of all scheduled work.
14. Assists in move-in and move-out procedures.
15. Makes recommendations for contract services and supervises contract maintenance workers.
16. Trains new maintenance staff members.
17. Approves and reports maintenance payroll information to bookkeeping on a timely basis.
18. Establishes preventive maintenance schedule and works with bookkeeping to install on computers.
19. Maintains updated preventive maintenance information (e.g., location of extra parts for appliances, equipment serial numbers, service telephone numbers).
20. Knows current condition of all vacant units.
21. Holds instruction classes as required for maintenance staff.
22. Keeps workshop or utility room clean, orderly, and safe.
23. Provides role model for maintenance staff by following all company procedures and presenting an appearance appropriate to the image of the property.
Maintenance Duties:
1. Obtains thorough knowledge of power, water, and gas turnoffs, cleanout trap, fire extinguishers and fire hydrants; back checks valves, sprinkler systems, irrigation systems.
2. Assists in all aspects of property's maintenance, including grounds, custodial, preventive, corrective, deferred, and emergency maintenance:
a. Maintains exterior and public lighting;
b. Clears gutters and downspouts;
c. Repairs structural wear and damage to buildings;
d. Cares for lawn, plants, shrubs, and flowers;
e. Cleans parking areas, sidewalks, alleyways, hallways, and common areas;
f. Prepares vacant Units;
g. Paints;
h. Services appliances, equipment, plumbing, electrical system, etc.
i. Picks up trash on property;
j. Cleans garbage area;
k. Watches out for the unusual.
Qualifications
A. High school education or equivalent.
B. Minimum three years full time maintenance experience.
C. Ability to supervise, teach, and motivate staff.
D. Willingness to perform any task that is required.
E. Good safety habits.
F. Working knowledge of electricity, plumbing, carpentry, and drywall.
G. Familiarity with HVAC and various appliances.
H. Appearance and manner compatible with image of company and property.
I. Good communication skills.
J. Confident, positive attitude.
K. Ability to interact with a wide range of people.
L. Ability to assume manager's responsibilities.
Scope and Compensation Package:
A. Minimum 40 hours per week.
B. Salary commensurate with level of experience.
C. A total of Five (5) days paid vacation the 1st year of employment, and beginning with the 2nd year of employment a total of 10 days and with the 3rd year of employment a total of 15 days.
D. Five (5) paid sick days per year.
E. A total of (11) paid Holidays per year.
F. Three (3) Days Bereavement Leave
G. Reimbursed business travel expenses or business use of company truck.
