Here's what we need from you!

• HVAC and EPA Certification and 2 years hands on experience
• 2 years experience in maintenance (1 year of apartment maintenance experience)
• Extensive knowledge of multi-family maintenance budget, read, manage and create of a budget
• Dry walling including painting and carpentry
• Expert knowledge of plumbing including sweating copper pipe
• Expert knowledge of electrical including outlets, switches and light fixtures
• Extensive repair and/or diagnosis of appliances including refrigerators, stoves, dishwashers and garbage disposals
• Expert HVAC and/or boiler system knowledge required
• Expert water heater knowledge both electric and gas

• Paints and stains, both interior and exterior application
• Completes work orders assigned to them in a timely manner based on priority
• Turns units (“make ready’s”) in between tenant occupancy
• Provides detailed statement of work completed for property records and for payroll allocation when applicable or requested
• Maintains grounds and general landscaping projects
• Cleans exterior spaces & entry ways such as overhead lights and under stairwells
• Cleans and makes minor repairs to gutter & downspouts
• Power washes exterior buildings
• Assists in exterior building maintenance as needed such as siding, soffit and window repairs, landscaping.
• Completes roof repairs at the direction of skilled labor
• Completes asphalt and parking lot repairs at the direction of skilled labor
• Assists in preventative maintenance as assigned
• Drains and cleans water heaters and boilers
• Changes HVAC filters
• Changes smoke detector batteries
• Assists with snow removal
• Assists in pool maintenance
• Other duties and special projects as assigned
