Mid-Florida Home Management is Hiring a Vacation Home Maintenance Technician Near Kissimmee, FL

Mid-Florida Home Management is a vacation home management and a short-term rental company that currently maintains over 130 homes all close to Disney. We have high standards and are looking for a part-time Maintenance Technician to help us locate and correct maintenance problems before and after guest stays. Our overall goal is to meet or exceed guest expectations by providing a maintenance-free, visually/functionally appealing, safe, and enjoyable stay in our homes.

We employ various sub-contractors to provide services to our pools, lawns, and pest control as well as a handyman service to complete a lot of our major maintenance and repair work. A Maintenance Technician will not be responsible for the normal services to these areas, but he/she will assist in making sure that everything is up to our standards.

A Maintenance Technician must have good general maintenance skills and experience. A Maintenance Technician is required to work well under minimal supervision and in a fast-past environment that can perform various duties aimed at maintaining and enhancing our vacation rental homes. A Maintenance Technician must have an eye for detail and find maintenance issues on his/her own then take the appropriate actions to correct the issue(s). A Maintenance Technician maybe changing air conditioner filters and light bulbs one day, the next day, they may be dealing with a flooded bathroom, and, the day after that, they may be replacing worn-out furniture; so, no two days are alike.

This position is a full-time position and does require weekend work, holidays, and possible on-call work. This position is in the Four Corners Area of Florida encompassing Kissimmee, Davenport, and Clermont.

Actual employee status and work schedule to be determined based on an acceptable candidate’s situation.

Essential Duties:

  • Perform routine preventative maintenance, general maintenance, and repairs to vacation homes.
  • Perform minor electrical, plumbing, and mechanical work as required to conduct repairs to vacation homes.
  • Setup TV, Cable, A/V, and gaming systems
  • Clean, repair, and maintain swimming pool systems and stand-alone spas.
  • Conduct routine A/C checks and monthly Filter service/replacements.
  • Perform simple carpentry tasks.
  • Troubleshoot appliance issues and perform light maintenance when required.
  • Assist cleaners and inspectors with preparing vacation homes for guest stays.
  • Conduct departure checks on vacation homes to find guest damages or other needed repairs.
  • Upkeep of the outside of vacation homes to present a positive appearance for guests.
  • Be able to communicate with management and other co-workers effectively.
  • Be able to listen to and resolve guest issues and complaints in a polite and professional manner.
  • Other duties as directed by the Property Manager.

Qualifications

Education & Experience:

  • Must be at least 18 years of age.
  • Must have reliable transportation.
  • Must have a valid Florida Driver’s License with a good driving record.
  • Must be able to pass a pre-employment testing (i.e., drug test, background check, etc.)
  • High School diploma or equivalent
  • 2 years of related experience in hotel, property management, and or hospitality-related fields
  • Working knowledge of HVAC, pool, fire, plumbing, irrigation, & gas heating systems
  • Ability to be a self-starter and to work alone in the field without supervision.
  • Working knowledge of technology is a plus.

Physical Requirements & Work Environment:

  • Flexible and long hours sometimes required including working weekends, holidays, and late hours.
  • When required, be available to share the after-hours phone to assist guests and owners.
  • The ability to stand outdoors in both the heat and cold is required.
  • The ability to walk long distances is required.
  • Manual dexterity to use hand tools and to paint.
  • Ability to stand, crouch, and climb to perform repairs, climb ladders, and perform various types of manual labor.
  • Ability to lift 100 pounds occasionally.
  • Occasionally exposed to high, precarious places; fumes or airborne particles; toxic or caustic chemicals; and vibration

Knowledge / Skills / Abilities:

  • Ability to read, write and speak English (multi-lingual a plus)
  • Ability to understand, follow and give written and oral instructions.
  • Ability to work harmoniously with fellow employees, guests, and owners.
  • Ability to follow all company policies and procedures.
  • Ensure uniform and personal appearance is clean and professional.
  • Ability to effectively communicate both verbally and written, with all levels of employees, guests, and owners in an attentive, friendly, courteous, and service-oriented manner.
  • Ability to work indoors and outdoors, including intense or inclement weather conditions.
  • Ability to frequently (<5 hours per day) lift to 100 pounds of weight to chest height.
  • Abilities (<8 hours per day) reach, bend, twist, pull, push, grasp, walking, standing, stooping, kneeling, running, sitting, climbing, reaching overhead, and bending.
  • Must be a steady, reliable worker and self-motivated.
  • Must be able to perform tasks independently after being given specific instructions.
  • Must be willing to “roll-up” sleeves and dig in with management and co-workers to drive processes that support the business.
  • Must be effective at listening to, understanding, and clarifying concerns raised by employees, homeowners, and guests.
  • Must be able to multitask and prioritize issues to meet deadlines.
  • Must possess a varied skill set; they can be expected to handle electrical, plumbing, painting, masonry, roofing, HVAC systems, and many other issues that arise in a vacation home.
  • Must be effective in handling problems, including anticipating, preventing, identifying, and solving problems, as necessary.
