Client Details

Our client began as a specialty contractor over 30 years ago, and has since grown into a reputable General Contractor in the Maryland market. They have been growing year over year and are projecting to do over $200M in annual revenue in the next 5 years. They recently won a large-scale join venture project with a Top ENR firm with a ton of other work in the pipeline. These projects typically range from $5M - $50M and are typically renovations/historical restorations of healthcare, higher education, & hospitality facilities.

Description

The Preconstruction Manager - Baltimore - Healthcare, Hospitality, Higher Ed will be responsible for:

  1. Project Planning: Collaborate with project stakeholders to develop project plans, including scope, schedule, budget, and resource allocation. Conduct feasibility studies and site evaluations to assess project viability.

  2. Cost Estimation: Prepare accurate cost estimates for construction projects, considering materials, labor, equipment, subcontractor bids, and other expenses. Use historical data, industry benchmarks, and cost databases to inform estimates.

  3. Value Engineering: Identify opportunities for cost savings and efficiency improvements through value engineering techniques. Evaluate alternative materials, construction methods, and design options to optimize project value.

  4. Bid Management: Manage the bid process, including soliciting bids from subcontractors and suppliers, evaluating proposals, and negotiating contracts. Ensure that subcontractor bids are complete, competitive, and aligned with project requirements.

  5. Contract Negotiation: Negotiate contracts with subcontractors, vendors, and consultants, ensuring that terms and conditions are favorable and consistent with project goals. Review contract documents and resolve any discrepancies or issues.

  6. Risk Management: Identify potential risks and uncertainties that may impact project success, such as regulatory requirements, environmental concerns, or market conditions. Develop risk mitigation strategies and contingency plans.

  7. Client Communication: Interface with clients to understand their needs, expectations, and project objectives. Provide regular updates on project progress, budget, and schedule, addressing any concerns or changes in scope.

  8. Team Leadership: Lead a multidisciplinary team of professionals, including estimators, schedulers, and support staff. Delegate tasks, provide guidance and support, and foster a collaborative work environment.

  9. Quality Assurance: Ensure that project plans and specifications meet quality standards and regulatory requirements. Review design documents and construction drawings for accuracy and completeness.

  10. Continuous Improvement: Stay abreast of industry trends, best practices, and emerging technologies in preconstruction and construction management. Identify opportunities for process improvement and implement innovative solutions.

Profile

The Preconstruction Manager - Baltimore - Healthcare, Hospitality, Higher Ed will have:

  • at least 10 years of experience in estimating/preconstruction with a General Contractor
  • project experience valued at $5M
  • experience in a client facing role
  • strong subcontractor relationships & ability to bring in new work
  • excellent communication skills, both verbal and written
  • strong organization skills
  • good computer skills
