Job Overview:
Woodbury Wellness Center, a 212 LTC facility in Hampstead, is seeking a skilled and experienced Maintenance Director to oversee all aspects of maintenance and safety operations within our organization. The Maintenance Director will be responsible for ensuring the proper functioning and upkeep of our facilities and equipment. This is a working leadership role that requires strong technical knowledge, excellent problem-solving skills, hands on work skills, and the ability to effectively manage a small maintenance team.

Responsibilities:

- Develop and implement maintenance strategies, policies, and procedures
- Conduct regular inspections of facilities and equipment to identify maintenance needs
- Coordinate and prioritize maintenance tasks to ensure timely completion, with resident, staff, and facility safety and needs a priority.
- Perform hands-on maintenance work as needed, including troubleshooting, repairs and replacement as needed.
- Develop and maintain a preventive maintenance program.

-Responsible for managing the computerized preventative maintenance and repair requisition program and ensuring timely completion of tasks

-Oversees scheduled regulatory maintenance on fire and sprinkler equipment, generator, boilers, etc. Maintains kitchen equipment, resident call systems, electrical eqiupment, resident equipment, etc, in good repair
- Manage inventory of spare parts and equipment
- Collaborate with other departments to ensure smooth operations and minimize downtime

-Maintains positive and effective communication with vendors, local fire marshall and responding departments, DHHS surveyors, and any other jurisdictions governing the facility campus and facility maintenance.
- Ensure compliance with safety regulations and standards, with survey prepardness tasks completed daily to remain in compliance consistently.

Experience:

-Previous LTC maintenance leadership experience preferable for this position.

-Previous LTC regulation (local, state and federal) and survey experience preferable for this position.
- Proven experience and skills in facilities maintenance
- Strong mechanical knowledge, including high voltage and low voltage systems
- Experience with effectively trouble shooting issues, repairing/resolving various mainteance related issues hands-on, minimizing need for uncessary outside paid vendor support, and managing department within budget
- Ability to supervise and motivate a team of maintenance assistants
- Excellent problem-solving skills and attention to detail
- Ability to manager the Maintenance Department to keep full array of operations on campus running effectively, efficiently, safely and timely
