Position Title: Community Manager
Employment Type: Full-Time, Exempt

Position Overview:
The Community Manager position is ideal for a highly motivated, experienced property manager who can accurately define problems, determine the needs of a diverse community, establish plans of action, and drive operational success. This position is responsible for leading our high performing team, contributing energy and passion to our community, and bringing a spirit of innovation to create the best living experience for each of our residents.

Responsibilities:
Leadership: Oversees all day-to-day on-site operations of the community, to include management, marketing, maintenance, financial, and reporting, while meeting established short- and long-term financial and operational goals; provides leadership in developing the community’s brand and marketing strategy to meet stakeholder strategies at all levels to enhance the resident experience by generating a feeling of ‘home’; manages all community staff and establishes procedures to on-board, train, motivate, professionally develop, resolve conflict, and out-process employees; adheres to performance management guidelines by ensuring written quarterly and annual evaluations are completed within required standards; establishes a performance counseling program to reinforce positive behaviors, improves neutral performance, and identifies and coaches negative behaviors with associated improvement plans; conducts all activities and communications respectfully with all stakeholders in keeping with, and reinforcing among the staff, the Company’s core standards;

Management: Supervises the Assistant Property Manager and leasing team to ensure all leasing services are executed effectively; supports the team to allow for the timely leasing of homes, administration of waitlists, collection of rents, and review of all leases and related forms to maintain established company standards; supervises the Maintenance Technician(s) to ensure effective schedules are established for routine and emergency maintenance, change of occupancy activities, preventative maintenance, and capital expenditure projects; serves as the liaison between all stakeholders, vendors, and the project in accordance with Company policy;

Marketing: Assists in the development and implementation of the community’s marketing strategy to secure maximum occupancy; performs detailed competitive analysis for the direct market and submarket; records and reports weekly marketing survey to senior leadership; analyzes market data and approves rental rates in conjunction with senior leadership and pricing software; coordinates and monitors all promotional materials for community and reports any issues to the marketing department; ensures execution of all marketing initiatives by the onsite team; sets and communicate daily and weekly leasing goals;

Maintenance: Maintains a working knowledge of all maintenance programs and capital improvement projects; oversees execution of preventative maintenance programs and reports any property deficiencies to senior leadership; relays project information to community team and residents; oversees maintenance technicians and maintenance contractors for project completion and execution of all maintenance functions; provides weekly updates of maintenance performance to senior leadership;

Financial: Establishes procedures for accuracy and completeness inspections; maintains primary responsibility for all financial records for property transactions; leads the annual budgetary process for the project to forecast future operating expenditures; operates the project within the approved annual budget and submits exceptions to senior leadership as established; reviews all invoices prior to submission, approves contacts and certificates of insurance; complete routine audits as directed or requested by senior leadership on a weekly, quarterly, or annual basis;

Reporting: Completes monthly performance reports on-time in accordance with company guidelines in conjunction with multiple stakeholders; maintains accurate payroll records and enforces timely review and approval by employees;

Community: monitors resident satisfaction and retention through feedback on annual and touch point basis; ensures resident responses received are addressed in an appropriate manner; establishes a continuous risk management program for all aspects of operation that allow for inspections of the community on a recurring and frequent basis to maintain the highest standards for safety and curb appeal; reports any and all emergency situations to senior leadership and other applicable stakeholders and document critical information within appropriate timelines; ensures compliance with local, state, and federal laws, as well as any applicable regulations and military policies and procedures; works with all project vendors to uphold company standards and expectations;

In addition to the above, you will be expected to execute all other duties as assigned from time to time to ensure adequate property management operations are maintained.

Physical Requirements:
Must be able to sit and stand for extended periods of time; must be able to lift up to 25lbs (pounds) unassisted; and must be able to ascend and descend stairs.

Experience & Qualifications:
CRC Property Management seeks highly motivated team players who can learn quickly and grow with the organization. Our team takes pride in a culture of collaboration and teamwork. Throughout the hiring process, we look for candidates that demonstrate the following qualities: Bachelor’s degree is preferred; 3 years managing a Class A multi-family community; experience managing a luxury community is preferred; proficiency in Yardi property management software; intermediate level understanding of the Google productivity suite and Microsoft Office suite; strong intrapersonal and team-building skills; effective verbal and written communication skills.
