The General Maintenance Manager is responsible for overseeing and managing the skilled and unskilled maintenance and construction tasks. 

• Oversees and supervises the work of crews engaged in construction, maintenance, and repair of departmental facilities, equipment, and grounds.
• Assists in the preparation of the General Maintenance Function's operating and capital budget, and monitors the expenditures of the approved fiscal year budget.
• Schedules and assigns duties of work crews, and monitoring employee attendance.
• Trains employees on work methods, equipment operation, and safety precautions.
• Inspects work of crews to insure proper completion of tasks.
• Keeps inventory of supplies utilized and orders new supplies as needed.
• Consults with assistant director of Facilities Management on discipline-related work problems.
• Checks condition of tools and equipment and issues to assigned crew members.
• Keeps record of employee's attendance and evaluates employee's performance.
• Consults with department director and assistant director regarding status of all major projects.
• Transport materials as required.
• Meet with director to discuss plans on renovations.
• Obtain price quotes and material lists from blueprints and rough drawings for all proposed jobs.

The General Maintenance Manager should possess, at a minimum, a high school degree, or GED, and six (6) years of experience in maintenance and construction activities preferably having been in a supervisory or crew leader capacity; or any equivalent combination of education and experience which provides the required knowledge, skills, and abilities to successfully perform the duties and responsibilities of the position. An associate degree in construction technology or related field is desirable.

• Considerable knowledge of general repair, maintenance, and construction activities and of the materials, equipment, procedures, and methods used in such activities.
• Knowledge of the principles, practices, hazards, and safety precautions of construction and maintenance-related work.
• Ability to maintain accurate records and reports.
• Ability to understand and follow oral and written instructions as well as communicate orally and in writing.
• Ability to plan, assign, and oversee the work of crews engaged in maintenance activities.
• Ability to maintain effective working relationships with fellow employees and with members of the general public.
• Skilled in drafting and reading blueprints, schematic, and drawings.
• Knowledge of computers with the ability to operate word processing and database programs for recordkeeping as required.
