The duties listed below are intended only as illustrations of the various types of work that may be performed. The omission of specific statements of duties does not exclude them from the position if the work is similar, related or a logical assignment to this class.
  • Clean and maintains management offices, entry lobby, laundry room, conference room, elevator, and stairways, including cleaning of windows, doors, community bathrooms (maintaining in a sanitary manner), mopping floors, vacuuming carpets (hallways included), etc., at least daily, and more, if necessary, to maintain excellent entrance appeal.
  • Does cleaning of turnovers (units), including stoves, refrigerators, bathrooms, floors, windows, etc. Assists with minor work orders for residents when needed. Communicate all maintenance repairs needed to Maintenance or Property Manager.
  • Sweeps and cleans parking lot on daily basis including trash enclosures and picking up trash from grounds ensuring all areas are free of clutter and ensure that the property is safe, clean, and inviting.
  • Sets a good example for residents and assists residents in learning good housekeeping/cleaning skills. Is always courteous and helpful to residents, staff, and vendors. Demonstrates excellent customer service.
  • Other duties as assigned.
QUALIFICATIONS AND SKILLS
Knowledge of:
  • Knowledge of cleaning materials, equipment and methods commonly employed in the porter care and cleaning of buildings, facilities, and equipment. Skilled in the use and care of common hand & power tools used in porter maintenance work.
  • Knowledge of proper disposal of hazardous materials, electronic and universal waste. The ability to recognize safety hazards in the work and to take precautionary measures to protect self and others.
  • Ability to work independently on tasks assigned and follow oral and written instructions, and to establish and maintain effective working relationships with other employees, tenants, and the general public.
Ability to:
  • Ability to manage ones own time and coordinate essential tasks priorities and other responsibilities to ensure timely competition of duties.
  • Assessment of customer (tenant) needs, meeting quality standards for services, and evaluation of customer satisfaction.
  • Ability to add, subtract, multiply and divide using whole numbers, fractions, and decimals. Ability to measure distance and calculate quantities, read, listen, speak, understand, and communicate information and ideas in writing and verbally so others will understand (residents, staff, and technicians.
EDUCATION/EXPERIENCE/CERTIFICATION
  • High school diploma or GED
  • Able to stand for long hours at a time and lift at least 40 pounds at a time.
  • Able to use the computer.
  • Excellent customer service
  • Previous experience as a porter, janitor, or custodian

HEALTH STATUS
Must have a physical examination and TB clearance as required by state and federal regulations and a drug screen by a doctor/clinic designated by MAAC prior to the first day of employment.

BACKGROUND CLEARANCE
All positions are subject to a background/education check, DMV check, NSOR, exclusion and debarment checks prior to hire and periodically throughout employment as required by various funding sources. A pre-employment credit check may be required depending upon duties assigned.Note: California Start law requires background criminal checks on anyone who works in a licensed childcare facility who is not a client. Must have or obtain a current criminal background check clearance, signed criminal record statement, and signed Acknowledgement to Report Child Abuse form prior to the first day of employment.
TRANSPORTATION
Must have and maintain a valid California Drivers License, daily use of a personal, insured vehicle, and have and maintain a motor vehicle driving record acceptable to MAACs insurance carrier. Incumbents will be enrolled in the California DMV Pull Program.
