Assistant Director of Facilities Maintenance

Full Time| Day Shift (Flexible Hours!)

Lutheran Social Services of Central Ohio is currently seeking an Assistant Director of Facilities Maintenance in Columbus, Ohio at North Community Place. LSS Affordable Housing offers reliable and affordable apartments to more than 1,000 seniors throughout Ohio at 21 sites.

What will I do as an Assistant Director of Facilities Maintenance with Lutheran Social Services?

  • Develops, prepares and maintains a variety of narrative and statistical reports, records and files related to assigned activities and personnel; assists with solving existing issues by analyzing and determining future requirements of personnel and materials; researches, compiles and analyzes technical information related to maintenance projects, estimates costs for labor and materials and prepares bid specifications, reviews the maintenance and operations budget prepared by supervisory personnel and prepares the proposed budget and CER requests for the department.
  • Develops and maintains CMSS (eMaint) maintenance work order system for LSS. Educates and assists all end users, while working with the Director of Facilities Maintenance on continual improvements and processes within the CMSS program.
  • Assists in the development, updating and monitoring of all written maintenance department policies and procedures.
  • Assists in the development and administration of maintenance department quality control programs.
  • Supervises Affordable Housing maintenance staff and provides guidance and direction to site Maintenance Technicians.
  • Plans and directs training programs.
  • Plans, organizes, and coordinates medium to large scale projects as needed throughout all Maintenance Service sites in conjunction with the Director of Facilities Maintenance.
  • Assists Director of Facilities Maintenance and all other LSS personnel involved in new building design, specifications, value engineering, and follow thru to ensure that new facilities are to LSS specifications and standards. This also includes representing LSS at draw meetings with HUD, contractor, and architects
  • Assists Director of Facilities Maintenance by recording and following up on maintenance surveys and site visits to ensure preventative maintenance records are maintained properly and facilities are kept up to the highest standards.
  • Performs pre-REAC inspections at all HUD sites and partners with local Maintenance Technician to correct any deficiencies.
  • Works with the Director of Facilities Maintenance to ensure our facilities are up to code and ensure a safe environment n which to work and live.
  • Assists in interviewing and hiring of all new maintenance personnel.
  • Provides general and specific training to new hires regarding specific maintenance standards. This includes ensuring quality standards are met and maintenance records are maintained according to requirements. This duty may also be performed throughout the Agency as part of a standardization and compliance reform.
  • Provides specific job skills and performance evaluations for maintenance personnel annual reviews.

Requirements for an Assistant Director of Facilities Maintenance with Lutheran Social Services:

  • High school education or GED required Associates degree in Mechanical or Electrical Technology preferred and 5-7 years experience in building maintenance and project management.
  • Minimum of 7 years successful experience in a supervisory role directly overseeing skilled crafts persons or building maintenance personnel.
  • Valid Ohio driver's license, access to reliable insured transportation and ability to meet LSS insurance standards required.
