Maintenance Specialist/Painter

will require mostly painting but needs to be experience in all areas of facility maintenance

Full time

day Shift

Performs a variety of non-routine and skilled maintenance and repair activities on the community buildings and grounds. Upholds the philosophy, vision, and core values of the organization and ensures the Christian Mission of Lutheran Senior Services is realized so that “Older Adults Live Life to the Fullest”.

Responsibilities

Completes work orders as assigned to repair or install equipment and machinery or HVAC, carpentry, plumbing, electrical, concrete, locks, grounds work and assist resident’s and/or customers with general maintenance needs.

Prepares apartments to bring them on line, including painting, patching, making repairs and any other tasks necessary to make unit ready for move in.

Performs HVAC upkeep and repairs, tracks inventory, recommends purchases and completes reports.

Conducts equipment maintenance, testing, lubricating and cleaning machinery and reporting any equipment malfunctions, repairs or replaces defective items.

Assists in maintaining the appearance of the main buildings, out-buildings and grounds, including snow removal and salting.

Sets up and operates machine tools such as grinder, drill, fabrication equipment, jigs, fixtures and tools.

May be required to perform painting (i.e. painting and making ready units for move in, and painting in common areas). Skilled painting may comprise 80% or more of certain Maintenance Specialists’ job duties, and if so, that Specialist will be designated as that location’s primary painter.

Qualifications, Knowledge, Skills & Abilities

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.

High school diploma or equivalent. Trade school preferable.

Must possess knowledge of HVAC, plumbing, carpentry, painting, electrical, small equipment repair

EPA refrigerant certification type II required if position will be handling refrigeration

Must be proficient in the use of saws, hand tools, carpentry equipment, lawn equipment and alarm systems.

Experience with commercial kitchen or laundry equipment service preferred

May be required to provide one’s own hand tools for use on the job

Ability to read and comprehend simple instructions, short correspondence and memos.

Ability to write simple correspondence.

Ability to effectively present information in one on one and small group situations.

Other Qualifications

Lutheran Senior Services (LSS) requires drivers of licensed company vehicles and those using their own vehicles for business purposes have the appropriate driver’s license, insurance coverage, and meet the auto liability carrier’s driver’s criteria.

Is subject to exposure to infectious waste, diseases, conditions, etc., including exposure to the AIDS and Hepatitis B virus within guidelines of standard precautions.
