Position Summary

As the Property Manager at Campbell Properties this position would oversee the day-to-day operations of an assigned apartment site. This position is responsible for providing customer and resident satisfaction and the success of the property as it relates to leasing, retention, and maintaining the maintenance upkeep.

Duties/ Responsibilities:

• Maintain professional communication in both written and oral with residents, vendors, and team members.
• Prepare and maintain resident and general office files, keeping property and accurate documentation at all times.
• Meet potential residents and guide them on property tours.
• Collect timely monthly rents and ensure proper recording and depositing.
• Promote positive resident relations through courteous and timely responses to resident needs and concerns.
• Accompany residents during the move-in and move-out process.
• Ensure compliance with all Fair Housing and Government programs
• Receive and complete service requests
• Upkeep the properties general appearance to include:
  • Walking all common areas and throwing away any garbage.
  • Clean the glass on entry doors.
  • Discard any publications or papers left in entries for over 24 hours
  • Clean all entry floors including sweeping, vacuuming, or moping
  • Replace hallway lights, exit lights, emergency lights, and exterior lights when not working
  • Dust window ledges, tops of the mailboxes, handrails, and fire extinguisher cases
  • Monitor animal waste stations (if applicable). Empty garbage and restock waste bags.
  • Pick up cigarette butts in rocks, outside entries, on the grounds and in the parking lot.
  • Remove cobwebs
  • If applicable, thoroughly clean laundry rooms:
    • Clean coin slots, lint traps in dryer, sinks, under washer lids
    • Empty garbage
    • Wet mop the floors
• Spot clean walls
• Spray weeds around exterior of the building
• Vacuum common areas, hallways, stairways, and entry ways
• If applicable, pools, hot tubs, spa, fitness center rooms:
  • Clean the glass on entrance doors, empty garbage, sanitize fitness equipment, thoroughly clean bathroom replacing paper towels and toilet paper, sink, toilet, and vacuum and/or wet mop the floors.
• Maintain snow removal within 12 hours snow fall. All common areas to entry way doors, sidewalks, and accessible ramps.
  • Laying salt down prior to, during, and after snowfall and/or ice accumulations
• Perform other duties as requested or assigned

Required Skills/ Abilities:

• Property management experience preferred but not required.
• Effective and professional communication skills.
• Able to multi-task and have great time management skills.
• Reliable, self-motivated, positive, and professional.
• Yardi property management software knowledge preferred but not required.
• Weekend availability
• Must hold a current and valid driver’s license, auto insurance, and a reliable form of transportation.

Education and Experience:

• Highschool diploma or equivalent
• 1 years of customer service experience
