Construction Manager

We are Lot Squared Development, and we develop high-profile luxury homes and boutique condominiums in Washington, DC. We act as the general contractor to our own speculative projects, and we need an experienced Construction ManagerĀ to join us full-time.

Regular hours are 7am to 4pm Monday through Friday with occasional nights and weekends. This position directly reports to the owner of the company.

DUTIES & RESPONSIBILITIES

Lead and oversee high-quality construction and quality control

  • Ability to manage costs by executing first time quality.
  • Conduct quality control audits to identify defective work.
  • Follow up on the corrections of defective work
  • Mentor the subcontractors.
  • Supervise self-perform crews working on the project(s) assigned.
  • Interact with Architects and Engineers.

Be the sole point of responsibility for assigned job sites

  • Maintain a clean job site.
  • Secure the jobsite at the end of the workday.
  • Maintain a safe jobsite in accordance with all City, County, State and Federal requirements.

Day-to-day project management in the field

  • Schedule work as required.
  • Implement plans and project specifications into the project(s) being managed.
  • Execute schedule/make project deadlines.
  • Manage the day-to-day operations on the project(s) assigned.
  • Change management.
  • Write RFIs.
  • Verify selections sheets.
  • Preparing and supervising completion of project closeout.

Project administration

  • Approve invoices as required.
  • Take daily progress photos.
  • Maintain job reports and other reporting requirements in Procore.
  • Other duties as assigned.

Communicate with Key Project Stakeholders

  • Maintain good relationship with all City and County inspectors.
  • Maintain good relationships with City and County building departments.
  • Maintain good relationships with potential homebuyers and neighbors.

Additional duties as assigned.

QUALIFICATIONS

  • Minimum 10 years' experience as a Construction Manager or Superintendent
  • Able to manage multiple custom residential projects simultaneously.
  • OSHA-30 Certification preferred.
  • Excellent communication (written and verbal) skills.
  • Ability to speak Spanish preferred.
  • Strong computer skills, especially in the field.
  • Strong ability to read and understand plans.
  • Strong project management and leadership skills.
  • Reliable transportation.
  • Excellent references.
  • Must be able to lift 50 pounds.

COMPENSATION

  • Salary commensurate with experience; pay is mix of base salary and performance bonus
  • Paid time off including holidays, vacation, and personal days
  • Vehicle allowance
