Maintenance Technician Responsibilities

• Completes day-to-day building repairs, preventative maintenance tasks, and recurring inspections assigned in the online work order system.
• Works with supervisor to order supplies, maintain equipment, tools, inventories, and logs.
• Completes work orders based on priority level/urgency, clearly communicates delays to tenants and supervisor, provides notes/comments in work order system, and when necessary, follows up with tenants on satisfaction.
• Maintains the building lighting system, including bulb and ballast replacements.
• Maintains the energy management system to ensure the property is running in the most efficient manner.
• Monitors and maintains building heating and cooling equipment, fire alarm equipment, and plumbing equipment; reports any problems/malfunctions. Performs preventive tasks when required.
• Maintains the grounds of each assigned property by performing tasks such as sweeping/trash removal, leaf blowing, ice prep snow removal.
• Responds quickly to emergency situations in accordance with departmental protocol.
• Oversees and inspects the work performed by outside contractors. Contracted work includes landscaping, snow removal, remodeling, HVAC, plumbers, etc.
• Adheres to all safety standards, policies & procedures, codes of conduct and best practices.
• Acts in a professional and courteous manner at all times with tenants, hospital client, co-workers, vendors, patients, etc.
• Perform other duties and special projects as assigned.

Maintenance Technicians Requirements

• 2 years of related work experience and/or technical training.
• High school graduate or GED required.
• Ability to understand design documents, manufacturer’s specifications and written operational procedures.
• Excellent interpersonal skills to ensure teamwork and positive client/tenant/co-worker relations.
• Be able to take direction and follow instructions.
• Must be safety conscious.
• Ability to organize and prioritize tasks to ensure accuracy and timely completion.
• Basic aptitude for mathematics
• On call rotation with 24 hour availability for emergencies during assigned week.
• Capable of doing extensive walking, climbing of stairs and ladders, lifting/carrying a minimum of 50 pounds by applying proper body mechanics
• Willingness to work overtime on special projects as needed.
• Must have a valid driver’s license and reliable transportation.
• Basic computer skills and the ability to learn new job-related software.
• Have working knowledge of tools and their proper use.

The hourly rate offered for this position takes into account various factors such as experience and location, beginning at $22 per hour.
